A newer roof is the one people are least likely to have looked at and most likely to be wrong about. Much of Jupiter was built within living memory, the tile still looks the colour it was delivered in, and the assumption follows that there is nothing to check.
The underlayment does not care how new the tile looks. It ages by heat, it is hidden by design, and by the time a mark appears on a ceiling it has usually been failing quietly for a while.
On the water at Admirals Cove and near the inlet there is a second hidden layer, the metal: valley pans, drip edge and the fixings holding caps and trim, all of which corrode from the salt in the air long before the covering above them shows anything at all. Both of those are exactly what a free inspection is for.
The roofer walks the slopes and lifts tile at several points to read the membrane underneath. He works through every plumbing collar, valley, wall, chimney and skylight flashing, and every ridge and hip cap.
He clears and tests the outlet on any low-slope area. He feels for sheathing that has softened.
On coastal addresses he examines the hardware closely rather than glancing at it. Where a hatch allows he goes into the roof space and reads the underside of the deck, which keeps a more honest record than any ceiling.

What to know.
- New tile, older problem
The covering and the waterproofing age on different clocks. Tile is mineral and lasts; the self-adhered membrane below it is a manufactured layer that hardens with heat and eventually splits along a lap. On a roof from a single building programme that can happen well before the tile shows anything, which is why we open the roof at several points across different slopes rather than judging it from the ground. One sound opening proves nothing about the rest of the roof.
- On the water, look at the metal
Near the inlet and along the Intracoastal at Admirals Cove, salt works on every piece of hardware on the roof. Valley pans thin, drip edge blisters, and the fixings holding caps and trim give up while the tile above them stays perfect. A roof can look untouched and have lost the metal that was holding its details together. On coastal addresses the hardware gets the closest attention of the visit and it is photographed piece by piece.
- Registered at the gate before the day
Admirals Cove and Loxahatchee Club at Maplewood expect a contractor to be registered with the association, with credentials on file and the visit notified, before anybody arrives. We handle that in advance. It reads as administration and it decides whether an appointment happens at all. Where the association also wants notice of any works or a submission for anything visible, we prepare that at the same time rather than starting the process afterwards.

My roof is not old. Is an inspection a waste of time?
It is usually the opposite. A newer roof is the one nobody has ever opened, and the layer that fails first is the one nobody can see. Heat ages the membrane beneath the tile on its own schedule, and on a street built in one programme the whole neighbourhood reaches that point together. An inspection either confirms you have years in hand, which is worth knowing, or it finds something small while it is still small and cheap to put right.
Can you get into Admirals Cove or the Loxahatchee Club?
Yes, with a little notice. Those communities generally require a contractor registered with the association, credentials on file and the appointment notified ahead of the day, and we arrange all of it before we come. If the association also wants notification of works, or a submission covering anything that will be visible from a neighbouring property, we prepare that at the same time so nothing has to start again after the inspection.
Do you look at the flat section as well?
Yes. Wherever there is a low-slope area over a lanai, a terrace or a link between parts of the house, the outlet is cleared and tested, the seams are examined, and the upstand where the covering climbs a wall is checked. So is the junction with the pitched roof above, which is the hardest-working detail on any mixed roof and a frequent source of leaks that appear to come from somewhere else entirely. It is photographed like everything else.
How long does the visit take?
As long as the roof needs. A single-storey house in Newhaven or Pines on Pennock Lane goes quicker than a large two-storey roof at Admirals Cove with several slopes, long valleys and a run of skylights. Pitch, complexity, how many openings the roofer makes and whether the roof space is accessible all move it. The photographs and the written report follow afterwards, so you are not relying on remembering a conversation held on your driveway.
