What a roof replacement costs in Jupiter

Three Jupiter homeowners can call the same roofer in the same week and hear three prices that seem to have nothing to do with each other, and all three can be fair. A roof in Jupiter is priced on a handful of physical facts, and the spread between a Newhaven single-story and an Admirals Cove waterfront hip roof is enormous before anyone has chosen a material. Start with area and pitch: Ridge at the Bluffs and Admirals Cove, off Alternate A1A near the Inlet, carry big, steep, cut-up roofs; Egret Landing at Jupiter off Indiantown Road and Pines on Pennock Lane run smaller and simpler. Then the material: shingle at the affordable end, concrete tile in the middle, clay tile and standing-seam metal at the top, with flat sections over lanais and garages priced as their own line in TPO or modified bitumen. Then what comes off and what the wood looks like once it has: one layer or two, and how much decking and fascia has gone soft, which on the Inlet side in 33477 can be a real number after years of salt air. Then the cut-up factor: every valley, skylight, chimney and dormer is flashing and labor. And last, the local conditions: coastal homes get stainless or heavy coated metal and fasteners as standard, and communities such as the Loxahatchee Club at Maplewood, Tuscany at Abacoa and Martinique at Abacoa fix the tile profile and color, which decides the material for you. That is the entire list. A quote that does not mention the deck is guessing at the biggest unknown on the job. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach and working Palm Beach County, Jupiter to Boca Raton, and we do not price a Jupiter roof from an aerial photo or a web form. A roofer measures it, checks the attic and the deck, photographs what is there, and you receive a written scope with every line priced, for tile, metal and shingle side by side, permitted through the Town of Jupiter. Financing options exist and get explained at the inspection if you ask. Free roof inspections. Open 24 hours a day, 7 days a week at 561-318-8624.

    What it costs

Full replacements we have priced across Palm Beach County since spring have landed in the county's typical range. Your house sets the number; we measure it and put the price in writing.

Why an Admirals Cove roof and a Newhaven roof are different jobs

Area and pitch drive everything. A waterfront home at Admirals Cove or Ridge at the Bluffs may have twice the roof of a single-story in Newhaven or Egret Landing, on steeper slopes, with more hips, valleys and dormers to flash, plus the corrosion-rated metal a roof in 33477 needs. Same tile, same crew, very different price. When you compare quotes for two houses, compare the roofs, not the addresses.

Shingle, concrete tile, clay, metal: the ladder in plain words

Shingle is the affordable end and a perfectly good roof for many inland homes in 33458, with the shortest life. Concrete tile costs more, matches the Abacoa-era streets, and lasts decades if the underlayment is done right. Clay barrel tile and standing-seam metal sit at the top, clay for the look on the waterfront estates, metal for wind and salt. Flat sections price separately. We put all of them on one written sheet for your house so the comparison is real.

The deck is the unknown, so we look at it

Once the old roof is off, the plywood and fascia tell the truth. Soft sheets around old leaks and salt-eaten fascia at the eaves are the extras that turn a cheap quote into an expensive job. Our itemized scope carries a deck-repair allowance based on what the inspection found in the attic and at the edges of Admirals Cove and Egret Landing roofs alike; if the roof opens up worse than that, you see photographs and approve the extra before a board is cut. Nothing hides in a lump sum.

What we have seen across the county, and what we will not claim

Full replacements we have written across Palm Beach County since spring have landed in the county's typical range: more than a shingle roof on a small ranch, well under a large clay-tile estate. Jupiter on its own has not given us enough replacement jobs to quote a town-only figure, and we will not invent one to fill a web page. We measure your roof, from Pines on Pennock Lane to the Loxahatchee Club at Maplewood, and give you a number that belongs to your house. Financing options are explained at the inspection if you want them.
