Everything metal is on a shorter clock here than the same metal a few miles west: the pans lining the valleys, the drip edge at the eaves, the screws and clips holding caps and trim, the flashings at walls and skylights. None of that is visible from the ground and none of it announces itself.
The tile above stays exactly the colour it was, which is why owners of relatively young roofs are so often surprised. A maintenance visit is the answer, and it is a short list done properly.
The roofer examines the hardware slope by slope, replacing fixings and sections of metal that have thinned before they let go rather than after. He replaces plumbing collars whose rubber has stiffened.
He re-beds ridge and hip caps where the mortar has opened. He rakes back and renews cracked sealant at wall, chimney and skylight flashings.
He resets and refastens any tile sitting low. He clears the valleys and the outlet on any lanai or terrace roof.
Everything he touches is photographed and listed, and you keep both, so the next visit measures change instead of forming a fresh opinion. In the gated communities we register and lodge credentials beforehand so a routine visit stays routine.

What to know.
- Salt gets the metal first
On a coastal roof the covering usually outlives the hardware holding it together. Valley pans thin from beneath, drip edge blisters, and cap fixings weaken until an ordinary gust takes a run of tile that looked perfectly secure. Catching that at the maintenance stage means replacing a section of metal and a handful of fixings. Catching it after a storm means resetting a slope. The inspection photographs show you which stage your roof is at.
- Collars, mortar and sealant
Three perishable items cause most leaks on any roof here. The rubber collar around a plumbing vent hardens and splits where the pipe passes through, sending water down the outside of the pipe with nothing showing above. Cap mortar opens and releases ridge and hip tiles to the wind. Flashing sealant shrinks back at walls and skylights until a line opens. All three are inexpensive parts and quick work, and all three are far cheaper before water has reached a deck.
- Appearance, and what the association expects
In the Abacoa neighbourhoods and the gated communities, roofs are part of how the street is judged, and owners are often pushed towards cleaning by a letter rather than by a leak. That is worth handling carefully. There are gentler ways to deal with staining than blasting a roof, they depend on the tile you have, and the roofer will set out at the inspection which are safe on yours and which will cost you a roof to satisfy a committee.
- Why pressure washing is refused
A high-pressure jet drives water up under tile laps and soaks the membrane the tile is there to protect, strips the surface from older concrete tile and forces cap mortar out from underneath. The roof looks dramatically better for a season and performs worse from then on. It is sold as maintenance and it functions as damage, and on a coastal roof it also strips protective coatings from the very metal that salt is already attacking.

My roof is fairly new. Does it really need maintenance?
Near the water, yes, and sooner than you would expect. The tile will be fine for decades; the metal holding it together will not. Salt air works constantly on valley pans, drip edge and fixings, and it does so from the day the roof went on. On a coastal Jupiter address the first maintenance visit is about hardware rather than age, and finding a thinning valley pan early is the difference between a small piece of work and resetting a slope after a blow.
How often should it be done?
Annually on a coastal address, because the salt exposure is continuous rather than seasonal, and every second year further inland at Egret Landing, Newhaven or in the Abacoa neighbourhoods, with an extra look after any hard blow. What sets the interval is exposure rather than the age of the house. A roof a mile from the water and a roof on the inlet are on genuinely different schedules even if they were built in the same year.
Will maintenance put off a replacement?
Not for the membrane under the tile, and we will not pretend otherwise. That layer ages on its own clock and decides when the roof is done. What upkeep prevents is the roof ending early for a reason that has nothing to do with age: a corroded fixing letting a slope go, a split collar rotting a deck, a blocked outlet ponding a lanai. Those write off roofs with years left. Maintenance secures the full term the roof was capable of.
Do you maintain roofs inside the gated communities?
Yes. Admirals Cove and Loxahatchee Club at Maplewood generally want a contractor registered with the association, credentials on file and the visit notified in advance, and we arrange that before the day so the appointment runs to time. For association-owned buildings we work the roof in mapped sections and provide a report separating immediate items from work that can be scheduled, which is what a board needs to plan a budget against.
