What maintenance prevents is the other ending, the one where a roof with years left in it is written off because of something small that nobody looked at: a vent collar that split and quietly soaked a run of decking, a valley that packed with leaf litter and held water against its metal until the metal gave, a blocked carport outlet that ponded and worked a seam open, a run of cap bedding that opened and let the wind take a ridge. Every one of those is a small part and a short visit.
Every one of them, left alone, becomes a ceiling, a section of decking and a considerably larger bill. On the waterfront streets at Boynton Isles and Coquina Cove there is a fifth item, the metalwork, because salt thins valley pans, drip edge and fixings from underneath while the covering above still looks sound.

- Four small parts, most of the leaks
Vent collars, cap bedding, flashing sealant and drainage account for the large majority of leaks on roofs that are otherwise in good order. The rubber around a vent hardens and splits where the pipe passes through. Cap bedding opens and releases tiles to the wind. Sealant shrinks back at walls and skylights. Valleys and outlets pack up and stop moving water. All cheap parts, all short work, all far cheaper before water has reached decking.
- Waterfront addresses: add the metal
At Boynton Isles and Coquina Cove salt works on valley pans, drip edge and the fixings holding caps and trim, thinning them from underneath while the covering above stays sound. Caught during maintenance it is a length of metal and a handful of fixings. Caught after a blow it is a slope. The photographs from the visit show which stage the roof has reached, so the spend is decided on evidence rather than on the age of the house.
- An honest answer about timing
If your roof is genuinely near the end, we will tell you that maintenance is not the right spend and show you why in the photographs, rather than take the work. Spending on details to postpone a decision you have already effectively made is not good value on a modest budget. - Why pressure washing is refused
A high-pressure jet drives water up under laps and soaks the layer the covering exists to protect, strips the surface from older tile and removes the granules that shield shingle from the sun. On a waterfront roof it also takes protective coatings off the metal that salt is already attacking. The roof looks better for a season and performs worse afterwards. Is maintenance actually worth paying for?
On a roof with life left in it, yes, and by a wide margin. The parts involved are inexpensive and the work is short, while the alternative is a ceiling, a run of decking and a repair that costs many times more. What it does not do is postpone the eventual replacement, because the underlayment ages regardless. It buys you the full life the roof was capable of instead of a shortened one, which on a modest budget is the whole point.
How often should it be done?
Every year or two on most houses here, more often if there are trees over the roof filling the valleys and the carport outlet, and annually on the waterfront streets where salt is working on the metalwork continuously. What sets the interval is exposure and what is growing overhead rather than the age of the covering. A roof on an open inland lot can go longer between visits than one under oaks or one a street from the water.
My roof leaked but nothing appears to be broken. How?
Because the roof could not move the water fast enough rather than because something failed. A valley packed with leaf litter or a blocked carport outlet backs water up until it reaches a lap that was never meant to be underwater, and in it goes. Everything on the roof is intact and the leak is entirely real. Clearing and testing the drainage fixes it, and keeping it clear is what stops it happening again in the next wet spell.
My roof is old. Should I bother, or just save for a new one?
That depends on what the underlayment looks like, and it is worth finding out before deciding. If the covering has years left and only the details are tired, maintenance is much the better use of the money. If the underlayment is brittle across the roof, we will say so plainly, show you the photographs and tell you the maintenance is not worth doing. Either answer is free, and the second one saves you from spending on the wrong thing.
