On a strip of land this narrow, the honest maintenance schedule is set by the water rather than by the calendar. Salt arrives off the ocean on one side and the Intracoastal on the other, and it does not take weekends off.
What it attacks is never the tile or the shingle, both of which are mineral and indifferent to it. It attacks everything metal: the pans lining the valleys, the drip edge along the eaves, the fixings holding ridge and hip caps, the trim at the rakes, and the flashings where the roof meets a wall or a skylight.
Those thin from underneath, out of sight, and they fail while the covering above still looks new. That is the whole argument for a yearly visit on Hypoluxo Island, Hypoluxo Beach and Point Manalapan, and it is a genuinely different argument from the one that applies a mile inland.
On the mainland at Lantana Point, Lake Shores Lantana and Hypoluxo Park the metal has an easier life and the visit shifts to the ordinary perishables and to drainage: vent collars whose rubber has hardened, cap bedding that has opened, sealant cracked back at flashings, valleys silted up, and the outlet on a carport or porch stopped with debris. Both versions end the same way.
Everything touched is photographed and listed and you keep the record, so the next visit measures change instead of forming a new opinion. And on both sides we decline to wash a roof under pressure, for the reason below.
It is also the cheapest hour anyone spends on a roof here. The parts are inexpensive and the labour is short, while the alternative on this strip of land is a slope of covering on the ground after an ordinary gust.

- On the water, the metal sets the schedule
A waterfront roof here is under attack every day of the year from two directions, and the components that give way are the ones holding everything down. Renewing a length of valley pan, a run of drip edge or a set of cap fixings while the corrosion is local is inexpensive and quick. Leaving it until a routine gust takes a run of covering means resetting a slope, which is a different order of cost entirely and rarely arrives at a convenient moment.
- Inland, drainage and the perishables
On the sheltered side the pattern changes. Valleys silt and stop carrying the water of two slopes. The outlet on a carport or porch blocks. Vent collars harden and split where the pipe passes through. Cap bedding opens. Flashing sealant shrinks back at walls and skylights. None of it is expensive, all of it is short work, and all of it costs a great deal more once water has reached decking.

A high-pressure jet forces water under laps and soaks the layer the covering exists to protect, strips the face from older tile and takes the granules off shingle. On a waterfront roof it also removes protective coating from the very metal salt is already working on, which is the opposite of what the roof needs. It looks better for a season and performs worse afterwards. Ask at the inspection what is genuinely safe on your roof.

On the mainland streets every second year is usually enough, with an extra look after any hard blow. What sets the interval is exposure rather than the age of the covering, and two roofs built in the same year on opposite sides of the bridge are genuinely on different schedules.
My roof is new. Does it really need attention already?
On the water, yes. The covering will be fine for decades; the metal holding it in place will not, because salt begins working on it the day the roof goes on. The first maintenance visit on a waterfront address is a hardware check rather than a wear check, and finding a thinning valley pan early is a small piece of work compared with resetting a slope after the first blow that finds it.
Will maintenance stop me needing a new roof?
No, and anyone who says it will is selling something. The layer beneath the covering ages on its own clock and when it goes the roof goes. What upkeep prevents is the roof ending years early for an avoidable reason: a corroded fixing letting a slope go, a split collar rotting a deck, a blocked outlet ponding a carport. Those write off roofs with plenty of life left, and preventing them is cheap by comparison.
Can you look after the flat section as well?
Yes, and on this side of the county it usually needs it more than the pitched roof does. The outlet is cleared and tested, every seam is examined, the upstand where the covering climbs a wall is checked, and on the water the terminations and edge metal are inspected for corrosion. The junction with the pitched roof above gets a close look because it does the hardest work on the building. Everything is photographed and priced before it is done.
