A nineteen-twenties clay barrel house in El Cid or Prospect Park South on plank sheathing, with chimneys, parapets and a flat porch roof, under the Historic Preservation Board, is one kind of job. A postwar concrete-tile ranch in Broadmoor is another. A Southland Park or Ellamar home on Flagler Drive that takes salt off the Intracoastal is a third, and a community building off Village Boulevard near the President Country Club, roofed in bulk with its neighbors, is a fourth. What they share is the arithmetic. Area and pitch first, and the historic houses are more cut up than they look. Material: shingle at the affordable rung on the postwar blocks, concrete tile in the middle, clay barrel and standing-seam metal at the top, with blended or salvaged clay above single-color clay, and flat sections in membrane priced by their own rules. What comes off and what is under it: one layer or two, and the condition of sheathing that may be plank, with salt-eaten fascia along the water. Complexity: valleys, chimneys, parapets, dormers and porch tie-ins, each of them flashing and labor. Rules: a certificate of appropriateness in the historic districts, an association submittal in the communities, and stainless or copper metal near the Intracoastal. That is the whole list.
