A house in El Cid or Northwood may be on its third or fourth roof, each one laid over decisions somebody made decades ago, and the only way to know what is up there is to go up and open it.
That is what a roofer's inspection is and it costs nothing. A Molsbee roofer walks the roof, lifts barrel tile at several laps to see the membrane beneath, checks every pipe boot, valley, wall flashing, skylight and ridge cap, probes any flat or low-slope section and the drains that serve it, feels underfoot for decking that has gone soft, and looks closely at the chimneys and parapet walls that the older neighbourhoods here have and newer suburbs do not.
Where there is attic access he goes inside and looks at the underside of the deck, because on a plank-sheathed house the boards tell the whole history: old leaks, previous repairs, and the track water has taken. Everything is photographed.
You receive the pictures and a written report saying one of three things: the roof is sound, it needs this repair at this price, or it is near the end of its life and here is the evidence for that. The report names the specific boot, valley or lap rather than describing the roof in general terms, because a finding you cannot point at is not a finding.

What to know.
- What gets checked on an older roof
Tile lifted at several laps to see the membrane. Every pipe boot, since a split boot is the most common way water gets in anywhere. Valleys and their metal. Flashing at every wall, chimney and skylight, and on the older houses here the chimney and parapet details are frequently the answer. Ridge and hip caps and the bedding under them. Any flat section, its seams and its drains. The deck, felt underfoot. And from inside, where a hatch allows, the underside of the sheathing.
- Photographs you keep
You get the pictures, and they are yours to show to anyone else you want to ask. That matters more than it sounds, because photographs of your own membrane are the only thing that settles the repair-or-replace question honestly. The written report says what was found, where it was found and what it needs, with a price on any repair. If the roof is sound the report says so, there is no bill, and there is no follow-up call trying to talk you out of the finding.
- Before a closing in a historic district
Buyers and sellers in El Cid, Flamingo Park, Prospect Park South and Northwood book a roofer's inspection ahead of a sale, because the roof is usually the largest unknown in an older house and a general home inspection will not settle it from a ladder. A written roofer's report either removes the question or prices it, and either is easier to negotiate than a vague note about apparent age. Sellers get the same benefit in reverse: a clean report answers the question before a buyer asks it.

After a stain appears on a ceiling, however small. After a windy night, especially if a neighbour has tile down. Before buying or listing. When houses on your street in Southland Park or Broadmoor have started re-roofing, because homes built in the same wave age on the same schedule. And every year or two on any roof past its middle age, since everything on this list is far cheaper to find early than to find through a ceiling.

Is the roof inspection really free in West Palm Beach?
Yes, and free either way. A roofer comes out, walks the roof, lifts tile where he needs to, photographs everything and gives you the pictures with a written report. If the roof needs nothing, the report says so, there is no charge, and nobody returns to change the answer. If it needs a repair, that repair is priced in writing and the decision is yours. How is this different from a home inspection?
A home inspector assesses a whole house and reports the roof from wherever it can be safely seen, which usually means from a ladder at the edge. A roofer walks it and opens it where the answer lives. On a barrel tile roof in Northwood or El Cid that means lifting tile to look at the membrane, which is the layer that decides everything and the layer a look from the edge cannot reach. Both reports are useful. Only one can tell you whether an old roof has years left or months.
Do you go in the attic?
Where there is safe access, yes, and on the older houses here it is often the most useful part of the visit. The underside of the sheathing shows staining, daylight at a lifted flashing and the path water has taken, and that path explains why a stain in one room comes from a hole two rooms away. On plank-decked houses the boards also record every previous repair. Where there is no access we say so in the report rather than implying the roof was assessed from both sides.
Can you inspect a flat roof or a low-slope section?
Yes, and they need it more than the pitched parts do. On a flat section the roofer checks every seam, especially at the edges and where the membrane turns up a wall or a parapet, clears and tests the drains, looks for standing water and for any dishing in the deck, and examines the join where the flat section meets the pitched roof above. Those joins are the most common single leak on the mixed roofs common across West Palm Beach, and they get photographed like everything else.
What happens if you find something?
You get a photograph of it, a plain explanation of what it is and a written price for putting it right. Nothing is done on the day without your say-so. If it is a boot, a run of flashing or a cracked tile, it is a repair and priced as one. If the membrane is brittle everywhere the roofer lifted tile, we tell you that plainly and show you why, so a replacement is a decision you make on your own timing with the evidence in your hand rather than under pressure.
