A newer suburb loses field tile and cap runs. West Palm Beach loses those too, but it also loses the things a newer suburb does not own: the flashing at a real chimney, the termination along a parapet, the upstand where a porch deck meets a wall that has moved a fraction over the decades.
Those joints leak without a single tile going missing, which is why a walk-round from the pavement is close to worthless here after a blow. Then there is the sheathing question.
A great many houses in El Cid, Prospect Park South and Northwood are decked in planks rather than plywood, and planks take on water differently, hold it longer and telegraph it further along the boards before it appears on a ceiling. A stain in the hallway can begin above a back bedroom.
All of which sets the order of work after a storm, and the order is not negotiable. Water is stopped first with a tarp fixed at proper anchor points.
The structure is then given the days it needs to give that water back. The permanent repair is made last, onto dry timber, because anything else buries the moisture and lets the rot proceed in private.

What to know.
- Why the tarp is not the repair
A tarp buys time and nothing else, and that is its entire job. It keeps the following shower off timber that is already wet so the timber can dry, which it cannot do under a new roof covering. Roofers who skip the drying step to look responsive produce work that fails a season later with the failure sealed neatly out of sight. We would rather explain the delay now than come back for the same leak twice. Anchoring matters too: a tarp fixed badly peels and takes tile with it.
- Old joints fail before new tile does
Chimney saddles, parapet terminations and the flashings around a porch or an addition are the details this city has and newer areas lack. Every one of them is a joint between materials that expand at different rates, and every one has probably been patched with sealant at some point in its history. Wind flexes the joint, the patch lets go, and water enters with nothing visibly wrong overhead. After any serious blow these get checked individually, on the roof, not from a ladder.
- What to capture before the clean-up
Stand safely on the ground and photograph the debris exactly where it fell: tile on the lawn, a length of trim hanging, a bare patch along a ridge line, anything sitting on a low-slope deck. Then photograph indoors, the ceiling mark and whatever it has dripped onto. Do this before anyone sweeps or tidies. Once the yard is cleared, the evidence of what the weather did and what was already tired becomes very hard to separate, and that distinction can matter a good deal later.

How do I tell whether the wind really hurt my roof?
Some signs are obvious: tile in the garden, a bare run along a ridge, trim out of true, branches resting on a low-slope deck. The ones that matter most here are not obvious at all, because the joints that fail on older houses, chimney saddles and parapet terminations, give nothing away from below. Indoors, check cupboards and closets for a damp smell as well as ceilings for marks. If anything on either list applies, the answer comes from somebody walking the roof rather than looking at it.
Can I get a tarp on it myself?
Please do not climb up. Wet tile is treacherous, and a tile that has already shifted will shift again when it takes your weight. Do the useful things from inside instead: move what you can out from under the drip, set something down to catch water, and take your photographs. Securing a tarp is mostly about choosing anchor points that will still be there in the next gust, which is exactly the part that is hard to judge from a ladder in bad weather.
When can the proper repair be carried out?
Once the timber is dry, and after a county-wide event, once we reach you. We do not hand out arrival dates we cannot honour. What we do is get the tarp on so nothing more gets in, tell you honestly where you sit, and keep you updated. Building a repair onto saturated sheathing is the commonest reason storm work fails the following season, and on a plank-decked house it is worse, because planks give their moisture up slowly.
The flat part looks untouched. Does it still need checking?
It does, and often it is where the real problem is. Wind gets under the edge of a low-slope membrane and opens a seam without disturbing anything you could see from below, and it deposits debris that stops an outlet draining. A blocked outlet leaves standing water directly over seams that have just been worked loose. We clear and test the outlet, go over every seam and the upstand at any wall, then examine the meeting point with the pitched roof, photographing as we go.
