    Two things make an inspection on the island different from one anywhere else in the county, and neither of them is the value of the house. The first is salt from both sides.

    Palm Beach is narrow, with the ocean on one flank and the Intracoastal on the other, so almost every roof here is a coastal roof regardless of which street it sits on. Salt does not attack tile or slate.

    It attacks everything holding them in place: valley pans, drip edge, ridge and hip fixings, the flashings at chimneys and walls, and the metalwork around every skylight and vent. Those corrode from beneath and give way while the covering above still looks immaculate, which is exactly why so many owners here are surprised by a leak on a roof they consider new.

    The second is that the roof is subject to review, so knowing what condition it is in is only half of what you need. Knowing what the town will require if it has to change is the other half, and finding that out separately, months later, is how a small repair becomes a season.

    We deal with both in one visit and it costs nothing. The roofer walks the slopes, lifts covering at several points to read the layer beneath, works through every collar, valley, flashing and cap, examines the metalwork piece by piece, clears and tests the outlet on any flat section, and reads the underside of the deck where there is access.

    Everything is photographed. You are left with the images, a written report and a plain note on the review position.

    • Salt from the ocean and the Intracoastal

      The island is narrow enough that there is no inland side. Every roof here gets salt-laden air, and salt goes for the metal rather than the covering: valley pans thin from underneath, drip edge blisters, fixings weaken, and flashings at chimneys and walls corrode where nobody can see them. A roof can be perfect above and have lost the metalwork holding its details together, so on every inspection here the hardware gets photographed piece by piece.

    • Condition and review position together

      On this island the state of the roof and what the town will require are the same problem. A report that covers only the first leaves you to discover the second later, usually at the point where you wanted work to start. We note what the review is likely to require alongside each finding, so you know from the outset whether you are looking at a repair that can simply be done or one that needs a submission first.

    • Reading the layer underneath

      Whatever the covering, the waterproofing beneath it is what keeps the house dry, and it ages out of sight. One sound opening proves nothing about the rest of a roof, so the roofer opens it at several points across different aspects and photographs each. On a large roof with several wings that means a genuine survey rather than a spot check, and it is the only honest basis for deciding between a repair and a replacement.

    • Discretion and access

      Work here often has to fit around a household, a season or a property that is not occupied year-round, and access arrangements are frequently made through a manager or an estate office rather than with an owner directly. We work that way as a matter of course, agree timing in advance, and provide the written report to whoever the owner nominates. It is a straightforward part of working on the island and it is arranged before the visit rather than on the day.

    Is the roof inspection free on Palm Beach?

    My roof is not old. Why would it need inspecting?

    Because on this island age is the wrong measure. The covering will last a long time; the metal holding it in place will not, since salt from both the ocean and the Intracoastal works on it from the day the roof goes on. Valley pans, drip edge, fixings and flashings corrode out of sight while the tile or slate above stays immaculate. Finding a thinning valley pan early is a small piece of work. Finding it after a blow is a slope.

    Will the report tell me what the town will require?

    Yes, in plain terms alongside the condition findings. Some repairs can simply be carried out. Others change something visible and will need to go through review first, and on a designated property the landmarks process applies as well. Knowing which category each finding falls into from the outset is the difference between a repair that happens this month and one that happens next season, and it is why we deal with both in the same visit.

    Can you arrange access through our property manager?

    Yes, and that is how a good deal of our island work is arranged. We agree timing in advance with whoever manages the property, work around the household or the season, and send the written report and the photographs to whoever the owner nominates. For a property that is not occupied year-round we can also carry out a scheduled inspection between visits and report remotely, so nothing is discovered on the first day of a stay.

    What happens if you find a problem?

    You get the photograph, a plain explanation, a written price and a note on whether it needs review before it can be done. Nothing proceeds without your agreement. A collar, a length of flashing or a corroded valley is a repair and is priced as one. If the layer beneath the covering is failing across the roof, we say so directly and show the images, so the decision and its timing remain yours rather than being forced by weather.
