Palm Beach (the island) · Storm damage roof repair
Roofing in Palm Beach (the island) since 1975.
On a barrier island the wind has nothing to cross before it arrives, and it arrives from either side. That is the first thing to understand about storm damage here.
The second is that what usually gives way is not the covering but the metal holding it down, because salt has been working on every fixing, valley pan and length of drip edge on this island since the day the roof went on. A blow does not create that weakness, it finds it.
Which is why the useful question after a storm is never only what came off, but what condition the fixings on the rest of that slope are in, since they are the same age and the same distance from letting go. There is a third factor particular to Palm Beach: a great many properties here are managed rather than occupied year-round, and a leak in an empty house runs for as long as it takes somebody to notice.
That changes what matters. Getting the water stopped quickly matters more than usual, and so does having somebody who can be let in without the owner being on the island.
We work with managers and estate offices as a matter of course and keep those arrangements current, because the week after a storm is the wrong time to be establishing who can authorise access. The sequence itself does not change.
Stop the water with a properly anchored tarp. Let the timber dry.
Repair last, onto dry wood, and where the permanent repair changes something visible, the review submission gets prepared during the drying days rather than afterwards. We are Molsbee Roofing, family-run since 1975, based in Lake Worth Beach, licensed CCC1327429.

Good to know
What to know.
- The storm finds the corrosion
Tile and slate do not fail in wind. Fixings do, and on this island they have been corroding quietly for years. So when a run comes away, the important information is the state of the fasteners either side of the gap, because they have had the same exposure for the same length of time. We check the surrounding rows and the valley metal before quoting. Where they are sound we say so and price the small repair honestly rather than talking up a slope.
- Empty houses leak longest
A property that is not occupied year-round can take on a great deal of water before anybody notices, and the damage is rarely confined to the roof by the time it is found. That is an argument for arranging access in advance rather than after a storm, and for a scheduled look at the roof between visits. We hold current arrangements with managers and estate offices so a callout is about the roof rather than about who is allowed to open a gate.
- Review runs alongside drying
Where a permanent repair will change something the town can see, it needs to go through review, and that takes time nobody can compress. It does not need to happen after the drying period, it can happen during it. We prepare the submission while the timber dries, so the two timetables overlap instead of running end to end. A tarp is emergency protection and is treated as such rather than as a change to the building.
- What the tarp is actually for
It holds off the next shower so wet timber can give back the water it has taken on, which it cannot do beneath a finished covering. Contractors who compress that wait to appear responsive hand back work that fails a year later with the fault sealed out of sight. Anchoring is the skill, and on an exposed island roof it matters more: a tarp fixed to the wrong points becomes a sail and removes considerably more than the storm did.

Most storm repairs are a short visit: tiles reset, caps re-bedded, a boot or a run of flashing replaced. A roof the wind opened across a whole slope is a different job, and the photos say which.

Roofing questions
Frequently asked questions.
Who repairs storm damage on Palm Beach?
Molsbee Roofing. A family business since 1975, based in Lake Worth Beach, a few minutes across the bridge, licensed CCC1327429, working Palm Beach County from Jupiter to Boca Raton. We cover 33480, from Poinciana Park and Royal Park to El Encanto, Everglades Island and the ocean blocks, and we work with property managers and estate offices as standard. Somebody answers overnight. Tarp first, photographs, then the lasting repair once the timber is dry. Call 561-318-8624.
Only a few tiles came off. Is that a small job?
Not necessarily, and on this island that is worth saying plainly. Covering comes away because the fixings holding it had corroded in salt air, and the fixings across the rest of that slope have had exactly the same exposure for exactly as long. So the first step is checking the neighbouring rows and the valley metal rather than refilling the gap. If they are sound it is a genuinely small repair, we will price it as one and the report will show why.
Our house is empty for part of the year. What should we do?
Arrange access before you need it and have the roof looked at between stays. An unoccupied house can take on water for weeks before anyone finds it, and by then the cost has usually moved well beyond the roof. We hold current access arrangements with managers and estate offices, can attend on a manager's authority after a storm, and can carry out a scheduled inspection between visits and report remotely with photographs.
Will the town's review delay the repair?
Only where the permanent repair changes something visible, and it does not have to delay anything if it is started early. Emergency protection is not a change to the building, so a tarp goes on immediately. The submission is then prepared while the timber is drying, so the review process and the drying period run alongside each other. What we will not do is carry out visible work that has not been through the process it needs to go through.
How soon can the permanent repair happen?
Once the timber is dry, once any review that is needed has been completed, and after county-wide weather, once the queue reaches you. We do not give arrival dates we cannot keep. We get the tarp on so nothing further gets in, tell you truthfully where you stand and keep whoever you nominate informed. Closing a repair over wet timber to look fast is the commonest reason storm work fails the following season.
