Why an Ocean Ridge tile estimate starts by lifting tile
Concrete and clay tile shrug off salt air. The felt beneath, the valley metal, the wall and chimney flashings, the collars and the fastening do not, and none of them can be seen from the ground.
So we lift tile at chosen points and photograph each layer, and those photographs, not the look of the tile, decide between new tile and, on clay barrel, a relay.
Clay barrel relay or new tile: both prices on one sheet
If clay barrel tile is sound and only the layers under it are spent, a relay keeps it: we take it up, stack it on the roof, fit new underlayment, flashings and fastening, then set it back with matching pieces in any gaps. From the street nothing changes, yet every waterproofing layer is new.
Concrete tile roofs are priced as new tile over new underlayment. Where breakage is high, or the profile is no longer made and cannot be matched, new tile is the right call.
The tile count from the inspection sets both prices.
A secondary water barrier goes on even when the tile is relaid
Lifting clay barrel tile to relay it still bares the deck, so we specify a self-adhered secondary water barrier over it before the tile goes back; the Florida Building Code sets its own requirements for that layer on re-roofs and allows more than one compliant method. On a relay this is where the real protection sits: if a storm dislodges tile on this island, that layer keeps water out of the house.
We name the underlayment product on the quote and photograph it in place before the first tile is relaid.
Salt-grade metal under tile on McCormick Mile and Inlet Cay
What goes back under and around your tile is specified for the island rather than the county average: valley metal, counter-flashing at walls and chimneys, collars, drip edge and the fastener alloy, each with its grade named on the quote. Tile lasts far longer than ordinary valley metal in salt air, so the wrong grade ends a sound roof early.
On streets with water on more than one side, the difference in cost between grades is small against the years it adds.
