    The island repair: rusted galvanized out, stainless or copper in

    When an Ocean Ridge valley has rusted through it is cut out, not caulked over, and relined in stainless or copper. Drip edge that has flaked to nothing is renewed the length of the eave. Corroded hip and ridge nails are pulled and the caps re-bedded on stainless screws. A chimney or parapet flashing eaten at its seam is rebuilt in copper. The tile around the work is stacked and relaid so the repair disappears from A1A. It costs more than a mainland patch, and it is the last time that valley leaks in salt air.

    Flat sections over garages and loggias

    Many Ocean Ridge homes carry flat or low-slope roofs over garages, loggias and wings, and those sections hold water instead of shedding it. They leak at split seams, at scuppers and drains the salt has corroded, and at the flashing where the flat roof meets the tile. We find the entry point, repair with the membrane's own system so the patch bonds, rebuild the corroded metal in stainless, clear the drainage, and say plainly whether the section has years left or is a re-cover waiting for the Town's approval.

    When it is the felt, not the metal

    Under some island roofs the underlayment has simply had its summers: cracked at the laps and around every vent while the tile above looks new. The fix lifts a course or two above the failure, cuts the cracked felt back to sound material, laps in new self-adhered membrane, replaces the split boot with lead or a sun-rated boot, and relays the tile. It holds for years while the surrounding felt is supple; when a probe finds it brittle across the slope, we say so before you pay for a bridge.
