The Town of Lantana has no online permit portal. Its Building Division on Greynolds Circle takes paper copies with a digital copy, delivered in person or by email, and payment by cash or check, and each inspection is requested the day before.
Preparing and walking in that file is written into your price rather than added later. Hypoluxo, Manalapan and Atlantis each run a desk of their own, so we check which town the parcel sits in before the permit line is priced.
The median Lantana house dates to 1975, the same year Molsbee started, and the roof on it may be far younger. We ask when the covering and underlayment were last replaced, look for additions such as a Florida room roofed later, and check the deck from the attic where there is access.
The estimate follows the actual layers and connections, including where the main roof meets a later addition, because the age of the house alone does not set the scope.

Lantana's mainland is in the 160 mph band; the island side of Lake Worth Lagoon is 170 mph, and the whole town is in the wind-borne debris region. The town administers its own flood zone building requirements, and a fifth of Lantana is water, so lagoon-side lots get the flood check early.

Lantana files on paper at its Building Division, paid by cash or check; Hypoluxo contracts its permits to an outside firm; Manalapan runs its own portal and working hours; Atlantis puts exterior work before its Architectural Review Committee.
