- Shade is a trade, not a gift
A roof under mature canopy takes far less direct sun, so the mat ages more slowly and the granules last longer than they would on an open lot. In exchange it stays damp after rain, collects everything the trees drop, and grows biological staining more readily. The covering will often outlast one on an exposed street. The valleys, the drainage and the debris will need attention several times more often, and the maintenance line on your quote should reflect that.
- Ventilation still matters under trees
Shade reduces the heat load on the covering but it does very little for the space beneath it, and a roof space that cannot breathe still cooks. On village houses the eave intake is frequently blocked by insulation or was closed off during an earlier re-roof, leaving a ridge vent with nothing to exhaust. We check both ends, correct the intake where it needs it, and show it as its own line rather than folding it into the covering price.
- Out at the inlet, the rules change
Jupiter Inlet Beach Colony and Country Club Point sit on exposed frontage where wind arrives off open water and the air carries salt. The code answers with a tighter fastening pattern and underlayment across the whole deck, and the edge metal, valley metal and fixings should be specified for the exposure. Both, in different ways. Shade cuts the direct heat that ages a shingle mat, so the covering itself often lasts longer than the same product on an open lot. He will clear and photograph it as part of the visit. Climbing onto a damp, shaded roof to tidy it before an inspection is both unnecessary and the most likely way to be injured on your own house.
