    On a shared roof, a storm creates a second problem behind the first one, and it is worth having an answer ready before the weather arrives rather than at two in the morning. The first problem is water coming in.

    The second is who is allowed to authorise somebody to stop it. In the association and townhome communities across Juno Beach, a breach in one section of covering can put water into several homes at once, the roof may belong to the association rather than to any of the owners affected, and the person who can approve emergency work may not be the person standing in the wet room.

    That is not a reason to wait. Emergency protection is emergency protection and no reasonable set of documents expects a household to sit under a leak while a committee is convened.

    • Know who can authorise a callout

      On an association roof the person who can approve emergency work is often a manager or a board officer rather than the resident under the leak. Finding that out during a storm wastes hours. It is a five-minute question to answer in advance, and it is worth every owner in a shared building knowing the answer. Where we already hold a registration with a community, a callout starts with the roof rather than with the paperwork.

    • One breach, several homes

      Water entering at a single point on a shared roof spreads across the deck and comes down wherever it finds a path, which regularly means more than one unit is affected and none of them is directly under the hole. So we assess the whole affected area rather than the one that called, photograph it, and set out which findings belong to owners and which to the association, so the repair is organised once rather than three times.

    • The edges take it first

      On oceanfront ground wind gets under a covering at a rake, an eave or a ridge, and those edges have had salt working on the metal for years. After a blow the perimeter is inspected across the whole roof, not only where something is missing, because a thinned run of edge metal beside the gap is the reason the next storm takes the next section along.

    • What a tarp does

      It holds off the next shower so timber that is already wet can give the water back, which it cannot do beneath a finished covering. That is the whole of what needs deciding on the night. The permanent repair is a separate decision, made later, on dry wood, with photographs and a written price, and on a shared roof with everybody who needs to agree in the same conversation rather than one owner acting alone.

    Who pays for the repair on a shared roof?

    The governing documents decide, and it varies between communities here. Where the association owns the roof, it is normally an association cost; where owners hold their own sections, it may fall to one or several of them; and shared details along a common perimeter are frequently the grey area.
