A full residential re-roof in Palm Beach County cost our customers between about $8,000 and $48,000 over the last twelve months, and the middle of the pack was just under $20,000. Those are our own signed jobs, not a national average.
The spread is that wide because a small shingle roof on a one-story block house and a large concrete-tile roof on a two-story home are different jobs with the same name. This page explains what sat at each end of that range, what moves a price up or down, what a repair costs when you do not need a whole roof, and how to get a number for your own house in writing.

What a full re-roof cost here last year
Over the twelve months ending September 2026 we signed roughly a hundred residential re-roofs across the county. Rounded off, one roof in ten came in under $8,000, half came in under $20,000, and nine in ten came in under $48,000.
Put another way, about a third of those roofs cost less than $15,000, a third ran from $15,000 to $30,000, and a third ran above $30,000. The low end was small roofs on single-story houses in the older neighborhoods of Lake Worth Beach, West Palm Beach and Royal Palm Beach.
The high end was large roofs on two-story homes in Wellington, Greenacres and west of Boca Raton. We did too few commercial roofs last year to give an honest figure, so for a building we would rather look at it and tell you.
Tile, shingle, metal and flat
Our job records do not tag the roofing material on every job, so we will not print a tile price and a shingle price and pretend they are exact. What we can tell you is where each material lands in the range above.
Asphalt shingle is the low end. Concrete and clay tile are the top, because the material costs more, weighs several times more per square foot, and takes longer to set.
Standing-seam metal usually prices between the two. Flat and low-slope sections over a lanai, garage or Florida room are measured on their own and added to the sloped part.
On an older tile roof there is one more option. If the tile is sound and only the underlayment has failed, we can sometimes lift the tile, replace the underlayment and relay the same tile.
That costs less than new tile, and it is only possible when enough unbroken tile is left to go back on.
What moves the price
Five things set the number. Size and pitch: a roof is priced on the area we measure, and a steep or two-story roof takes longer.
Material: shingle, tile, metal or flat, and within tile the profile and color your community allows. What comes off and what is under it: how many old layers there are, and what the deck looks like once the roof is bare.
Older houses here often have board decking, and rotten boards are replaced one at a time, so the deck allowance is a real line. Complexity: valleys, skylights, chimneys, dormers and wall flashings each take time and metal.
The town and the association: every re-roof needs a permit, the code requires a secondary water barrier on every re-roof, on some homes the roof-to-wall connections must be strengthened at the same time, and an HOA may fix the tile profile and color first. A quote that leaves one of those lines out is not finished yet.
What a repair costs instead
Not every leak is a new roof. Over the same twelve months we signed just under a hundred repairs across the county.
Most of them cost between about $1,500 and $4,800, and the middle of the pack was around $1,800. A pipe boot, a lifted run of shingle, a cracked tile or a bad wall flashing sits at the low end.
A rebuilt valley, a section of new underlayment under tile, or a flat-roof seam repair sits at the high end. Florida's rule on repairs matters here.
If more than a quarter of the roof area is repaired within a year, the code generally requires the whole roof to be brought up to current code, unless the existing roof was permitted under the 2007 code or later. On a roof from the 1980s or 1990s, a repair that keeps growing usually turns into the replacement conversation, and we say so at the inspection.
Permits and inspections in this county
Every re-roof in Palm Beach County is permitted and inspected. The Florida Building Code, 8th Edition, has applied to permit applications since the end of December 2023.
In the unincorporated county the permit is a self-issued re-roof permit through the county's ePZB portal, issued almost as soon as the product approvals check out. Inside the cities and villages each desk runs its own portal and rules.
West Palm Beach inspects five stages and takes no photo affidavits. Boynton Beach issues a licensed roofer's permit on upload.
Greenacres wants sheathing, tin tag, in-progress and final inspected live. Two newer items now touch every job: new FEMA flood maps for the whole county took effect in December 2024, and from October 2026 a flood legend must go with every county permit application.

Paying for a new roof
Financing options are available on roof replacements, and we explain them at the free inspection if you ask. The price of the roof does not change whether you finance or pay outright, and the written scope is the same either way.
Florida's My Safe Florida Home program offers a free wind-mitigation inspection and a matching grant for qualifying homesteaded homes built before 2008, and the roof covering, deck attachment and roof-to-wall connections are the kind of work it covers. Ask at the inspection and we will tell you whether your house looks likely to qualify.
How to get a written price
- Call 561-318-8624 or book the free roof inspection. A roofer measures the roof, checks the attic and deck where possible, photographs what we find and shows you the materials your community allows side by side.
- You receive a written scope and price broken into lines: tear-off, deck repair allowance, underlayment, the roofing material, flashing and metal, permit and inspections, cleanup. If the wood turns out worse than expected once the roof is open, you see the photos and approve the extra first.

Why do roof quotes vary so much between companies?
Usually because one company measured the roof and looked at the deck and another did not. Compare scopes line by line, not totals.
A quote that skips the underlayment, the deck allowance, the flashing metal, the permit or the association submittal looks cheaper until the roof is open.
Is it cheaper to repair a roof than replace it?
Almost always in the short run. Most repairs we signed last year cost between about $1,500 and $4,800.
On a roof near the end of its life, or one where more than a quarter of the area needs work, the repair money is usually better put toward the replacement. We tell you which at the inspection.
