Ocean Ridge / Gulf Stream · Storm damage roof repair

Roofing in Ocean Ridge / Gulf Stream since 1975.

There is no sheltered part of Ocean Ridge. The town is a few streets wide with the Atlantic on one side and the Intracoastal on the other, so when weather arrives it arrives at everything, and the only variable is which elevation takes it.

That produces a particular pattern after a blow. Damage concentrates on the water-facing slopes and at the edges, because wind, spray and sand all work hardest at a rake, a ridge and an eave.

Covering rarely fails in the middle of a slope; it lifts where the edge metal had already been thinned or where a fixing had already corroded. So the useful assessment is not simply what came off but what condition the edges and the hardware are in across the rest of the roof, since they have all had the same treatment for the same number of years.

There is also an access reality worth naming. A narrow barrier strip with limited crossings can be genuinely difficult to reach in the day or two after serious weather, and any contractor promising a specific arrival time during that window is guessing.

We would rather tell you where you honestly sit. The order of work does not change.

Stop the water with a tarp anchored to points that will hold in the next squall, which on an exposed roof matters more than anywhere. Let the timber dry.

Repair last, onto dry wood. Photograph what you can see safely from the ground before anything is cleared.

One more thing worth doing before we arrive: walk the inside of the house as well as the outside. On an exposed roof water frequently enters at an edge and travels some distance before it appears, so a mark in a back room can be the only sign that a rake or a ridge has opened up.

We are Molsbee Roofing, family-run since 1975, based in Lake Worth Beach, licensed CCC1327429. We cover 33435 and 33483, the phone is answered through the night.

    Good to know

    What to know.

    • Damage starts at the edges here

Wind gets under a covering at a rake, an eave or a ridge before it gets under anything in the middle of a slope, and on this strip those edges have been worked on by salt and sand for years. So after a blow the edges are inspected across the whole roof, not only where something is missing. A run of thinned drip edge next to the gap is the reason the next storm takes the row beside it.

    • Anchoring matters more on an exposed roof

A tarp that is not properly fixed is worse than no tarp at all, because on a lot with no shelter the next gust turns it into a sail and it takes covering with it as it goes. Choosing anchor points that will still be sound in the following squall is most of the skill, and it is the main reason we would rather you did not attempt it yourself on a wet roof after a storm.

    • Getting onto the strip afterwards

With limited access to a narrow barrier town, the day or two after serious weather can be slow, and that affects when anybody reaches a roof. We will tell you that rather than name a time we cannot keep. Tarps go on in the order the water dictates, and we keep you informed as access opens up. An honest position is worth more than a promised slot that passes while a ceiling is open.

    • What the storm did and what it exposed

Wind reliably finds the fixing, the cap or the length of edge metal that was already at the end of its life, particularly on ground like this. That distinction matters when you are deciding on a scope, and the photographs settle it: a sound roof that lost a few pieces is one job, and a roof whose hardware has been thinning for a decade is another. We show you which one the pictures describe.

Most storm repairs are a short visit: tiles reset, caps re-bedded, a boot or a run of flashing replaced. A roof the wind opened across a whole slope is a different job, and the photos say which.

    Roofing questions

    Frequently asked questions.

Who repairs storm damage in Ocean Ridge, FL?

Molsbee Roofing. A family business since 1975, based in Lake Worth Beach, licensed CCC1327429, working Palm Beach County from Jupiter to Boca Raton. We cover 33435 and 33483, from the ocean blocks at Palm Beach Shore Acres and Inlet Cay to Mc Cormick Mile, Place Au Soliel and Pelican Cove. Somebody answers overnight. A tarp goes on first, the damage is photographed, and the lasting repair follows once the timber is dry. Call 561-318-8624.

Only the edge of the roof lost covering. Is that a small repair?

It might be, and on this strip the edge is exactly where you should look hardest before deciding. Wind gets under a covering at a rake, an eave or a ridge, and those edges have had years of salt and sand working on the metal and the fixings. If the drip edge and rake trim across the rest of the roof are sound, it is a genuinely small repair. If they are thinned, the next blow will take the next section.

Should I put a tarp up myself?

Please do not. On an exposed lot a wet roof after a storm is genuinely dangerous, and a badly anchored tarp is worse than none, because the next gust turns it into a sail and it removes covering as it leaves. Do the useful things indoors: move what you can from under the drip, put something down to catch water, and photograph what you can see safely from the ground before anything is cleared away.

How quickly can you get here after a storm?

That depends on access to the strip and on the queue, and we will give you an honest answer rather than a comfortable one. After serious weather the crossings and the roads can be slow for a day or two, and emergencies are sequenced by how fast water is entering a building rather than by who called first. We will tell you where you sit and keep you updated rather than name a time we might miss.

How soon can the permanent repair happen?

Once the timber is dry, and after county-wide weather, once the queue reaches you. We do not give arrival dates we cannot keep. We get the tarp on so nothing further gets in, tell you honestly where you stand and keep you informed. Closing a repair over wet sheathing to look fast is the commonest reason storm work fails a season later, and on an exposed roof it fails sooner.
