Two or three streets west at Mc Cormick Mile, Place Au Soliel, Ridge Harbour Estates and Pelican Cove the sand mostly stops and the salt does not, so the metal still corrodes but the covering keeps its surface. That difference is not academic.
It decides how long a shingle roof will actually last on your particular lot and it should be reflected in what goes on the roof and what appears on the quote. On the oceanfront the honest conversation includes whether shingle is the right choice at all, because a covering whose protection is a layer of granules is being asked to survive the one thing that removes granules.
Where it is right, the assembly matters more than usual: sheathing checked and re-nailed, self-adhered underlayment across the whole deck, drip edge and edge metal specified for the exposure, a starter course, new flashings at every wall, vent and skylight, ventilation working at both ends, then architectural shingle fastened to the tightened coastal pattern. Ventilation belongs in the same conversation, because a roof space that cannot breathe ages the mat from beneath while everything else is working on it from above, and on a house this exposed the covering has little margin to spare.

- Sand is an abrasive, not just a nuisance
In a serious blow the oceanfront blocks take wind-carried sand, and sand wears surfaces away. It takes the granules off shingle, dulls and thins the finish on metal, and it does it fastest on the elevations facing the water. That is a different mechanism from salt corrosion and it needs saying out loud, because a covering that relies on a granule layer for its protection is being asked to do a hard job on those particular lots.
- Two streets makes a real difference
Between an ocean block and a street on the Intracoastal side there is a genuine change in what the roof is up against, even though both are coastal. The sand largely stops; the salt does not. So a quote should not be the same for both, and if you are comparing a neighbour's price to yours it is worth checking whether you are actually on comparable ground. We measure the house and state the exposure assumption in writing.
- Is shingle the right answer on the oceanfront?
Sometimes it is not, and we would rather say so before you spend. On the most exposed lots a tile or metal covering that does not depend on a surface layer for protection often makes better sense over the life of the roof, even at a higher figure on the day. Where shingle is what you want or what the budget allows, we will fit it properly and tell you plainly what to expect from it in that position.
- Edge metal earns its place here
Wind, salt and sand all attack a roof at its edges first. Drip edge, rake trim, valley metal and the fixings holding them should be specified for this exposure rather than left generic, and named on the quote. It is a modest cost and the difference between hardware that lasts and hardware that is thin in five years. If a competing price does not name the grades, that is the question worth asking about it.

Does wind-blown sand really damage a roof?
On the ocean blocks in a serious blow, yes, and it is worth understanding because it works differently from salt. Salt corrodes metal chemically over years. Sand abrades mechanically in hours, taking granules off shingle and wearing the finish from metal, and it does it hardest on the elevations facing the water. A roof a few streets west will not see it. It is one of the reasons two apparently similar houses here age at different rates.
Should I choose shingle or something else on an ocean block?
It depends on how long you want the roof to last and what you are prepared to spend now. Shingle protects itself with a granule layer, and the oceanfront is the one place where that layer is under mechanical attack as well as sun. A tile or metal covering does not have that vulnerability. We will price the realistic options side by side from the same measurement and tell you plainly what to expect from each in your position.
Why would my quote differ from a neighbour's two streets away?
Because you may not be on the same ground. Exposure changes measurably across a town this narrow: the ocean blocks take sand as well as salt spray, while the Intracoastal side takes salt without much sand. That changes the covering recommendation and the metal specification. It is worth checking what exposure each quote assumed before treating two prices as comparable, and ours states the assumption in writing.
How long will a shingle roof last on this strip?
Less than it would inland, and the position on the strip matters as much as the product. On the Intracoastal side, built to the coastal pattern with proper ventilation, it performs respectably. On a directly exposed ocean block it works harder for its living and the granule loss shows sooner. We will give you an honest expectation for your particular lot rather than repeating whatever figure is printed on the bundle.
