A roofer checks each slope separately, because wind-driven sand off the beach strips granules from the slopes facing the water long before the sheltered ones wear, and you get photographs and a written price for the whole roof or just the worn part.

On an Ocean Ridge shingle roof, the slopes facing the Atlantic often show a lighter, smoother patch where sand has scoured the granules away, while the sheltered slopes still look new. Bare asphalt ages fast in the sun.
We photograph and assess every slope separately, and that difference usually decides whether you need a repair, a partial replacement or a whole new roof.
On a barrier island the useful question is not whether a shingle will ever lift, but what happens when one does. We specify a self-adhered secondary water barrier across the whole deck, which turns a lost shingle into a small repair instead of water in the house; the Florida Building Code sets its own barrier requirements on re-roofs and allows more than one compliant method.
It is invisible once the roof is on, which is why an incomplete quote tends to leave it vague. Ours names the product.
Wind gets under a shingle roof at the rake, the eave and the ridge, and on streets with water on more than one side, like Inlet Cay and McCormick Mile, the metal at those edges sits in salt every day. A thinned run of drip edge beside a lifted first course decides how much the next storm takes.
So our estimate starts at the perimeter, and the drip edge and rake trim appear as named lines with their grade.
Ocean Ridge sits wholly inside a flood hazard area, so the exemption for small jobs does not apply and re-shingling a single slope is a permitted, inspected job. We apply on BS&A Online, attach the Roofing Packet checklist the town asks for, present the sheathing affidavit at the inspection and leave a secured ladder for the inspector.
The work then sits on the town record for the day the house is sold.
For work in Ocean Ridge, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
Ocean Ridge issues its own permits from 6450 North Ocean Boulevard, and every application goes through BS&A Online with the town's Roofing Packet checklist, the re-roof form and the hurricane-mitigation form attached. The town publishes a processing window of two weeks to 30 days, and it flags any project reaching a little over a third of the building's value for a substantial-improvement check.
Hours are Monday to Friday 8 to 6 and Saturday 8 to 1, so a tear-off is planned around the Saturday cut-off. The town asks for a secured ladder left in place for roof inspections.
The island sits in the 170 mph wind band inside the wind-borne debris region. The code sets the secondary water barrier requirements for the re-roof; we meet them with a self-adhered membrane over the deck.

The figure comes from a free inspection and arrives in writing, because the coastal specification changes the price. Roof area and pitch, the shingle line, how much deck is soft, the self-adhered underlayment, the edge and valley metal grade and the town permit all move it.

Florida changed the quarter-roof rule in 2022. Florida's quarter-roof rule: when more than a quarter of a roof system or section is repaired, replaced or recovered in any 12-month period, the roof covering across that entire system or section must be replaced or recovered to meet current code requirements.
An exception applies if that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition: only the portion being repaired, replaced or recovered must meet applicable current code requirements. Less than the same shingle inland, and the slopes facing the water go first. Rather than give one age for the whole roof, we photograph each slope at the inspection, because on this island two slopes of one roof can be years apart in condition.
A heavier shingle, coastal fastening, self-adhered underlayment and salt-grade edges add years, and a check after any serious storm catches lifted edges early.
We do not recommend it here, and it is often not allowed. A second layer hides the deck and the edge metal, which are exactly what you want to see on an island roof, and the self-adhered secondary water barrier we specify needs a bare, sound deck to bond to.
We tear off, photograph the deck, replace soft boards under a named allowance, and build the roof back up with photographs at each stage.
