Salt arrives in the air from both sides of a town a few streets wide, and on the ocean blocks a serious blow adds wind-carried sand, which wears finishes away mechanically rather than corroding them chemically.
Between them they work steadily on every piece of metal up there: the pans lining the valleys, the drip edge and rake trim running the whole perimeter, the fixings holding ridge and hip caps, the flashings at walls and skylights, and the termination bars on any flat area. None of it announces itself.
All of it fails while the covering above looks perfectly acceptable from the ground, which is why owners here are so often surprised by a leak on a roof they consider young. So a visit here is a hardware inspection with the usual list attached.
Every edge and every run of metal examined and photographed, with anything thinned renewed in sections before it lets go. Then vent collars replaced where the rubber has hardened, cap bedding renewed where it has opened, cracked sealant raked back and replaced at flashings, outlets on any terrace or deck cleared and tested, and covering reset where it has slipped, with each aspect assessed separately because the water-facing slope is doing far more work than the sheltered one.
Everything touched is photographed and listed, so the next visit measures change. We do not pressure wash, and the reason matters more here than most places.
There is one more reason to keep the record. On a strip where two houses a few streets apart genuinely age at different rates, a photographed history of your own roof is worth far more than any general rule about how long a covering should last.

- Renew metal in sections, before it lets go
A run of drip edge or a valley pan that has thinned can be replaced as a section for a modest sum while the covering around it is undisturbed. The same component left until a gust lifts the covering it was securing becomes a slope of work at height. That is the whole economic case for annual maintenance on this strip, and the photographs from each visit let you see how close any given run actually is.
- The water-facing aspect ages faster
On a narrow barrier town the elevation facing the ocean takes spray, wind and periodically sand, while the sheltered side of the same house takes a fraction of it. Assessing the roof as a single unit hides that. Each aspect is looked at and recorded separately, which sometimes means the sensible plan is work on one slope now and nothing on the others for several years.

Exposure here is continuous rather than seasonal, so the interval is set by the location rather than by the age of the covering. A roof left for several years typically shows nothing at all until a blow finds the weakest run of edge metal, at which point the repair is of a completely different order. My roof is new. Surely it does not need anything yet?
On this strip it does, and it is a hardware check rather than a wear check. The covering will be fine for a long time. The metal securing it starts corroding the day the roof goes on and, on the ocean blocks, starts being abraded the first time a real blow carries sand. Finding a thinning run of drip edge in year three is a section of metal; finding it in year eight usually means finding it after it has already let go.
Should I rinse the salt off the roof myself?
Please do not go up there to do it, and do not use pressure. Anything that gets you onto a coastal roof unnecessarily is a risk, and high-pressure water does real harm to both the covering and the finishes on the metal. If you are concerned about salt deposits or appearance, raise it at the inspection and the roofer will tell you what is genuinely safe on your particular covering and what is best left alone.
Will maintenance stop me needing a new roof?
No, and we will not pretend it will. The layer beneath the covering ages on its own clock and eventually the roof is finished. What upkeep prevents is that roof ending years early because a run of edge metal thinned unnoticed and the wind found it, or because an outlet over a bedroom ponded for two seasons. On the most exposed ground in the county those are the likeliest ways a good roof is lost early.
