A roofer starts at the perimeter, reads every valley, wall flashing, collar and cap, raises tile or opens the covering in a few chosen spots to see the underlayment and fastening, and checks any flat section and its drains.
Each elevation is judged on its own, because on an island with water on both sides the slopes of one roof rarely age at the same rate. The report tells you what needs doing now, what to watch and what it would cost, with the grade of metal we would use.

On streets like Inlet Cay Drive and the finger streets of McCormick Mile, water on more than one side means salt on every elevation. Tile and panel cope with that; valley metal, wall flashings, vent collars and drip edge thin out and let water in while the covering still looks sound.
None of it shows from the ground, so each of those details is photographed on its own and listed as a separate finding.
The findings that fail a roof here are practical ones: valley metal thinned through, flashing pulled away from a wall, underlayment brittle or torn under lifted tile, soft deck around a penetration, and edge metal loose at its fasteners. On a flat section, standing water and split seams at the tie-in count too.
Each finding comes with its location and a photograph, so a buyer, a seller or another roofer can check exactly what we saw.
A home sale is when an island roof gets its hardest look. Our report gives the buyer or seller photographs of every valley, flashing and edge, the points we opened, and the permit history we could confirm with the town.
Where earlier roof work was never permitted, which matters in a town where small repairs need a permit, we say so and explain what it takes to put right before it holds up the sale.

Ocean Ridge issues its own permits from 6450 North Ocean Boulevard, and every application goes through BS&A Online with the town's Roofing Packet checklist, the re-roof form and the hurricane-mitigation form attached. The town publishes a processing window of two weeks to 30 days, and it flags any project reaching a little over a third of the building's value for a substantial-improvement check.
Hours are Monday to Friday 8 to 6 and Saturday 8 to 1, so a tear-off is planned around the Saturday cut-off. The town asks for a secured ladder left in place for roof inspections.

A roofer walks the roof, photographs the perimeter, valleys and flashings, opens the covering in a few places and sends you the images with a written report. It is how we earn the chance to quote, and if the answer is that your roof is fine for now, that is the report you get, with what to watch.
The perimeter and the metal holding it down, every valley, wall and chimney flashing, the collars and caps, several opened points to read the underlayment and fastening, any flat section and its drains, the ridge, and the attic where it can be reached. Each elevation is assessed separately, because on this island the side facing the ocean and the side facing the Intracoastal are rarely in the same condition.
Once a year, ideally in spring before hurricane season opens in June, and again after any serious storm. Salt works on the metal every day here, so the condition changes faster than the calendar suggests.
Between visits, call us for any new interior stain, however small; on a tile roof a small stain is often an old leak showing for the first time. Owners who are away for the season can have the photographs sent to them.

Florida's quarter-roof rule: when more than a quarter of a roof system or section is repaired, replaced or recovered in any 12-month period, the roof covering across that entire system or section must be replaced or recovered to meet current code requirements. An exception applies if that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition: only the portion being repaired, replaced or recovered must meet applicable current code requirements.

Ask for photographs of every valley and flashing, and ask what grade of metal they would put back. Ask whether their price includes the town permit, which the flood hazard designation makes necessary even for small repairs here.
On a barrier island those answers separate a considered assessment from a walk around the garden, and a price that matches an inland one has usually assumed inland metal.
