Further west at Mc Cormick Mile, Place Au Soliel, Ridge Harbour Estates and Pelican Cove the surfaces hold up better and the search shifts to corrosion, because salt keeps working on valley pans, drip edge and the fixings holding caps and trim regardless of how far you are from the beach. Both are conditions that develop invisibly over years and neither can be assessed from the ground.
The rest of the visit is the same everywhere and costs nothing either way. The roofer walks the slopes and opens the covering at several points across different aspects to read the layer beneath, reporting each aspect separately because on a narrow strip the water-facing slope and the sheltered one genuinely differ.

What to know.
- The water-facing slope is a different roof
On a narrow strip the elevation facing the ocean takes spray, wind and, in a blow, sand, while the sheltered side of the same house takes a fraction of it. Reporting one verdict for the whole roof hides that completely. Each aspect is photographed and assessed separately, and it is entirely normal to find one slope with years in hand and another that is visibly worn, which changes what the sensible next step is.
- Wear and corrosion are different findings
Sand wears surfaces away and salt eats metal from underneath, and they show up differently. Granule loss concentrated on one aspect, or a dulled and thinned drip edge, points at abrasion. Blistered metal, pitting on a valley pan and fixings that crumble point at corrosion. Knowing which you have matters, because one is addressed by material choice and the other by specifying better hardware, and the report says which it found.
- Hardware examined piece by piece
Valley pans, drip edge, rake trim and the fixings holding caps are the components that fail first on this strip, and they fail out of sight beneath a covering that still looks acceptable. Each is inspected and photographed rather than glanced at, so you can see the actual state of the metal on your own roof and judge for yourself whether a run needs renewing now or will keep for another season.

Is the roof inspection free in Ocean Ridge?

One side of my roof looks much worse. Is that normal here?
Entirely normal on this strip, and worth measuring rather than assuming. The elevation facing the water takes spray, wind and in a serious blow wind-carried sand, while the sheltered side of the same house takes a fraction of that. It is common for one slope to be visibly worn while another has years in hand. We report each aspect separately for that reason, and it sometimes makes a partial approach worth pricing.
My roof is not old. Why would it need looking at?
Because on exposed coastal ground age is a poor measure. The covering may be young and the hardware holding it already thinning, since salt works on metal from the day the roof goes on and sand accelerates surface wear on the ocean blocks. A thinning valley pan or a worn run of drip edge found during an inspection is a small piece of work. The same components found after a blow tend to come with a slope attached.
How is this different from a home inspection?
A home inspector assesses the whole property and reports the roof from wherever it can be safely reached, usually the edge or the ground. That vantage point cannot read the layer beneath the covering and cannot properly assess hardware condition, which on this strip is the thing most likely to be failing. Both reports are useful and they answer different questions. Here, the roofer's is the one that will change what you do.
What happens if you find a problem?
You get the photograph, a plain explanation and a written price, and nothing is done without your agreement. A collar, a valley or a run of corroded drip edge is a repair and is priced as one. If the layer beneath the covering has failed on an aspect, we say so plainly and show you the images, so a replacement is a decision you take on your own timing rather than one forced by the first serious blow of the season.
