Metal roof replacement in Ocean Ridge

If any town in the county argues for a metal roof, it is Ocean Ridge, and the argument is corrosion. The town sits between the Atlantic and the Intracoastal with the Boynton Inlet at its north end, and the metal hidden under a tile roof, valley liners, drip edge, cap nails, rusts to lace here in a fraction of the tile's life. An aluminum standing-seam roof on stainless clips has nothing hidden to lose: no exposed fasteners across the field, no underlayment-under-tile wear point, continuous panels that shed an Atlantic squall instantly and hold in the wind that comes across the dune at Palm Beach Shore Acres and Place Au Soliel or across the water at Inlet Cay and the Ocean Ridge Yacht Club. It also runs cooler over an attic in August. The wrong metal, coated steel with plain screws and bare cut edges, streaks rust within a few seasons in 33435 and 33483, which is why we do not install it on this island. The Town of Ocean Ridge and communities such as the Yacht Club and Pelican Cove review what a roof looks like from the street, and some still expect tile on a primary home; we check before we quote so nobody holds a proposal the committee will refuse. Molsbee Roofing has been a family business since 1975, based in Lake Worth Beach and working Palm Beach County, Jupiter to Boca Raton, and Ocean Ridge is a short drive down A1A. Where the Town allows metal, an Ocean Ridge standing-seam roof is built from the deck up for salt: the old roof comes off, soft plywood and salt-eaten fascia are replaced, a high-temperature self-adhered underlayment goes down, and aluminum panels are run the full length of each plane on stainless concealed clips, with every eave and rake hemmed and sealed and every chimney, wall and skylight flashed in the same aluminum so no two metals touch. The Town inspects the dry-in and the finish. The free inspection ends with standing seam and tile written side by side for your house, measured from the roof. What it costs

Metal costs more than shingle up front and sits near tile at the upper end of a full roof in Palm Beach County. It lasts decades. We price metal, tile and shingle side by side for your house.

Salt from three directions rules out every metal but two

Between the Atlantic, the Intracoastal and the Inlet, an Ocean Ridge metal roof is aluminum or it is a mistake. Aluminum panels do not rust at a cut edge; stainless clips and screws do not weep down the seams; hemmed and sealed eaves and rakes give salt nothing to start on; and flashings in the same metal keep dissimilar metals apart. Coated steel with plain screws is a respectable roof in Wellington and a streaked one at Ridge Harbour Estates inside a few seasons. Done properly, this is the longest-lived roof we install anywhere.

Which panel for which Ocean Ridge house

The beach cottages at Palm Beach Shore Acres and Place Au Soliel suit a narrow standing-seam panel with a low rib; the larger homes at Inlet Cay and the Yacht Club take a wider, mechanically seamed panel that handles the wind across the water. 5V crimp has a place on a boathouse or a garage, though every exposed screw is a place the salt can start, and it gets stainless screws or nothing. We match the panel to the house and say so if the cheaper option is the wrong one for this island.

First the Town, then the Yacht Club, then the permit

Anything visible from A1A goes past the Town of Ocean Ridge before it goes on a roof, and the Ocean Ridge Yacht Club, Pelican Cove and their neighbors add standards of their own: some allow standing seam in approved finishes, some hold to tile on a main roof, most permit metal on a garage or boathouse. We read those standards before the inspection, prepare a submittal with the panel profile, finish and color where metal is possible, and say plainly where it is not. The permit and the Town's two inspections follow.

    Approval numbers and the number

Every panel we install carries a Florida Product Approval for Palm Beach County's wind zone, the Town inspector checks clip spacing and edge metal against it, and the approval numbers are filed with your close-out. Price sits near tile and well above shingle, with the aluminum-and-stainless specification carrying more than any inland steel roof. Ocean Ridge has not given us enough metal jobs to quote a town-only figure; the measurement of your roof produces the number, written side by side with tile.
