    On this coast, yes, and it is a hardware survey rather than a wear survey. The covering will last a long time; the metal holding it down begins corroding the day it goes on. A survey now also gives a board a documented baseline, so the next one can report change rather than starting from scratch, which is exactly what a reserve schedule needs in order to be based on evidence rather than assumption.

    What happens if you find a problem?

    You get the photograph, a plain explanation and a written price, and nothing is done without agreement. A collar, a valley or a run of corroded drip edge is a repair and is priced as one. If a section has failed, we say so plainly with the images that show it, so an owner or a board can decide on timing with evidence rather than under pressure from whichever contractor was in the car park that week.
