    Shallow roofs hide their problems, and North Palm Beach has a great many shallow roofs. On a steep gable, water that gets past a covering runs somewhere quickly and shows itself.

    On the low-pitched roofs common through Old Port Village and North Palm Beach Village, water moves slowly, spreads sideways across the underlayment and sits, so a failure can be working away for a long time before anything reaches a ceiling. By the time it does, the wet area is usually much larger than the hole that caused it.

    That is the first thing an inspection here is looking for, and it cannot be found from the ground. The second is the metalwork, because the canals running through the village put most addresses in salt-laden air, and salt thins valley pans and drip edge from underneath and weakens the fixings holding caps and trim long before the covering above shows anything.

    The visit itself costs nothing either way. The roofer measures the pitch, walks the slopes and opens the covering at several points across different aspects to read the layer beneath.

    He works through every vent collar, valley and flashing at walls, chimneys and skylights, and every ridge and hip cap. He looks hard at the eaves, which on these wide-overhang houses carry both the intake ventilation and a long run of fascia that has had a damp life.

    He clears and tests the outlet on any flat or low-slope area. He feels for decking that has softened, which on a shallow roof is often the clearest evidence there is.

    Everything is photographed. Where a hatch allows, the roofer also reads the underside of the deck, which on a shallow roof records the spread of old water far more honestly than any ceiling below it does.

    • On a shallow roof, feel before you look

      Water that gets under a covering on a low pitch spreads rather than runs, so the deck softens over an area well before a ceiling marks. A roofer walking the roof feels that through his boots, and it is frequently the earliest and clearest evidence available. Every soft area found is marked and photographed, which also means that if a replacement follows, the decking allowance on the quote is based on what is genuinely up there.

    • The eave is doing several jobs

      On these wide-overhang houses the eave carries the drip edge, the fascia, the intake ventilation and the longest exposed edge of the covering. It is also where wind-driven rain works hardest on a shallow roof. The roofer checks the timber behind the drip edge, whether the intake is actually open or has been blocked by insulation, and how the covering is terminated, because problems at the eave account for a large share of what we find here.

    • Canal air, and what it eats

      The waterways put most of the village in salt-laden air. Valley pans thin from beneath, drip edge blisters, and the fixings holding caps and trim weaken, all while the covering above looks entirely sound. On these addresses the metalwork is examined piece by piece and photographed, because a roof can be in good order and still have lost the hardware that was holding its details together.

    There is a small stain on the ceiling. Is that a small problem?

    On a shallow roof, not necessarily. Water that gets under the covering on a low pitch spreads sideways across the underlayment rather than running straight down, so by the time it appears on a ceiling the wet area above is usually much larger than the entry point. That is why the roofer works from the roof and, where possible, from the roof space, rather than assuming the damage matches the size of the mark below it.

    My roof is not old. Should I still have it looked at?

    On a canal address, yes. The covering will last a long time; the metal holding it down will not, because salt in the air off the waterways works on it from the day the roof goes on. Valley pans, drip edge and fixings corrode out of sight while the covering above stays sound. Finding a thinning valley pan early is a small piece of work; finding it after the blow that pulls covering off it is a slope.

    What are you looking for at the eaves?

    Several things at once, because on these houses the eave does several jobs. The condition of the fascia and the timber behind the drip edge, which on a wide overhang has had decades of damp. Whether the intake ventilation running through the soffit is open or has been blocked. And how the covering is terminated, since a shallow roof puts more pressure on that edge than a steep one does. Eave problems account for a lot of what we find here.

    What happens if you find something?

    You get the photograph, a plain explanation and a written price, and nothing is done without your agreement. A collar, a valley or a length of flashing is a repair and is priced as one. If the layer beneath the covering has failed over an area, we say so plainly and show you the images, so a replacement is a decision you take deliberately on your own timing rather than one forced by a ceiling in the middle of a wet season.
