Two things drive roof maintenance in Wellington and neither of them is age. The first is what falls out of the trees.
Pine and oak over the older lots around Paddock Park, Pinewood of Wellington and Greenview Cove shed all year, and everything they drop ends up in the places a roof least wants it: the valleys, which already carry the water of two slopes, and the outlets on any patio cover, porch or workshop roof. Blocked, those become dams, and a dam turns an ordinary afternoon storm into a leak on a roof where nothing is actually broken.
The second is heat. Out here roofs sit on open lots under long hours of direct sun, and the covering ages fastest on the southern and western slopes while the roof space beneath cooks all afternoon if it cannot breathe.
So a visit here starts with clearance and ventilation before it gets anywhere near the perishable parts. Valleys emptied.
Outlets cleared and tested. Ridge vents checked for whether anything is feeding them, and eave intakes checked for insulation pushed across them or a previous re-roof that closed them off.
Then the standard list: plumbing collars whose rubber has stiffened replaced, ridge and hip cap mortar re-bedded where it has opened, cracked sealant at wall and skylight flashings raked back and renewed, slipped tile reset and refastened. Every structure on the lot is covered, not only the house, because the barn and the workshop are where neglect is cheapest to find and most expensive to leave.
Everything touched is photographed and listed and you keep both. We do not wash roofs under pressure, for reasons set out below.

What to know.
- The trees set the schedule
Under mature pine and oak a roof needs clearing more than once a year, and the interval is decided by the planting rather than the calendar. Valleys silt up first because they carry the most water and collect from the largest area. Outlets on any low-slope roof go next. Neither job is interesting and neither is expensive, and between them they prevent the single most common leak we are called to out here, which happens on roofs where nothing has broken at all.
- Ventilation is maintenance too
A ridge vent with no intake feeding it moves no air, and a roof space that holds its heat all afternoon ages the covering from underneath while the sun works on it from above. On Wellington houses the intake at the eaves is very often blocked by insulation pushed too far or closed off during an earlier re-roof. Checking it takes minutes, correcting it is one of the cheapest lines on any quote, and the difference it makes to the life of a roof is real.
- The perishable three
Rubber collars around plumbing vents harden and split where the pipe passes through, sending water down the outside of the pipe with nothing visible above. Cap mortar opens and releases ridge and hip tiles for the wind to work on. Flashing sealant shrinks back at walls and skylights until a line opens. Small parts, quick work, and all three are far cheaper to renew on a schedule than to discover through a ceiling.
- Why we refuse to pressure wash
A high-pressure jet forces water up under tile laps and wets the membrane the tile exists to keep dry, strips the face off older concrete tile and drives cap mortar out from beneath. On shingle it removes the granules that are the roof's protection from the sun, which out here is the last thing a covering can afford to lose. It is sold as care and behaves as damage. How often does a roof under trees need clearing?
Twice a year is realistic under mature pine and oak, and after any period of heavy drop it is worth a look regardless of when the last visit was. The trees decide, not the age of the roof. A house on an open lot with nothing overhanging can go considerably longer between visits and still be properly looked after, which is why we set the interval from what is actually growing over your roof rather than from a standard schedule.
My roof leaked but the roofer says nothing is broken. How?
Because the roof could not move the water fast enough rather than because something failed. A valley packed with needles or a blocked outlet backs water up above the blockage until it reaches a lap that was never meant to be underwater, and in it goes. Everything on the roof is intact and the leak is entirely real. Clearing and testing the drainage fixes it, and keeping it clear is what stops it happening again next season.
Should the barn and workshop be maintained as well?
Yes, and they are usually where the neglect is. Outbuildings on the larger lots go years without anyone looking because nobody lives under them, and they are simple roofs, which means faults found early are genuinely cheap to correct. We cover every structure on the property, photograph and list each separately, and price any work per building so you can decide what to do first rather than receiving one total for the whole lot.
Will maintenance stop me needing a new roof?
No, and anyone who says otherwise is selling something. The covering and the membrane age on their own clock and eventually the roof is finished. What upkeep prevents is the roof ending years early for an avoidable reason: a blocked valley rotting a deck, a split collar soaking a ceiling, a roof space that cooked the covering from beneath because nothing was feeding the vent. Maintenance secures the full life the roof was capable of, for very little.
