    What to know.

    • Volume of water, not force of wind

      The commonest storm call we take out here is not a stripped slope. It is a roof that could not move the rain fast enough because a valley was packed or an outlet was blocked, so water backed up, found a lap and went in. That failure leaves nothing visible from the ground and it is entirely preventable. After a heavy storm the valleys and outlets get cleared and tested first, before anyone starts looking for damage further up.

    • What the trees did

      A branch that has come down and been dragged clear leaves a cracked tile and, underneath it, a membrane that may be split or punched with nothing showing once a replacement tile is dropped in. On the older, more heavily planted lots this is the damage that gets missed. Wherever something landed, the surrounding tiles come up, the layer beneath is examined and photographed, and it is repaired if it has been breached rather than covered again.

    • Barns and open-sided structures

      An open structure takes wind under the roof as well as over it, and that uplift can move a whole covering rather than lifting a few pieces. Stabling, hay stores and open workshops on the larger lots are also the buildings least likely to have been looked at recently, so the storm often finds fixings that were already tired. We assess every structure on the property after a blow, not only the house, and report each one separately.

    • The tarp exists to buy drying time

      Its whole purpose is to keep the following shower off timber that is already wet so the timber can release that water, which it cannot do beneath a finished covering. Contractors who cut that wait short to appear responsive hand back repairs that fail quietly a year later with the fault sealed away. Anchoring is the skill: fixed to the wrong points a tarp becomes a sail in the next gust and takes more of the roof with it.

    It rained hard and the ceiling marked, but nothing looks damaged. Why?

    Almost certainly because the roof could not move the water quickly enough. Out here the afternoon storms deliver rain faster than a roof was designed to shed it, and a valley packed with pine needles or an outlet stopped with leaf litter turns into a dam. Water backs up above the blockage, reaches a lap it was never meant to touch and goes in. Nothing is broken and nothing shows from the ground, which is why clearing and testing comes before hunting for damage.

    A branch came down on the roof and only one tile broke. Is that a problem?

    Treat the broken tile as the visible part rather than the whole event. Tile is brittle and impact carries through it: the piece that broke took some of the force and passed the rest into the membrane below, which can be torn or punched without anything showing once a new tile is dropped in. Wherever something landed we lift the surrounding tiles, photograph the layer underneath and repair it if it has been breached. Swapping the tile alone leaves an open roof looking closed.
