    They also tend to be the simplest structures on the property, which means a fault found early is genuinely cheap to fix and a fault found late has usually been running for a season. So we inspect what is on the lot, not only what is over the kitchen, and we report each structure separately.

    On the house itself the work is the same wherever the roof is. The roofer walks the slopes, and on tile he lifts pieces at several points across different aspects to read the membrane underneath.

    He goes through every plumbing collar, valley, and flashing at walls, chimneys and skylights, and every ridge and hip cap. On shingle he reads the granule loss slope by slope, because out here the southern and western aspects age materially faster than the north.

    He checks ventilation at both ends, since a blocked eave intake is one of the most common findings on a Wellington roof and one of the cheapest to put right. He feels for sheathing that has softened.

    Where a hatch allows he goes into the roof space and reads the underside of the deck, along with how much heat is sitting up there. Everything is photographed.

    What to know.

    • Every roof on the property

      House, garage, barn, tack room, workshop, covered stabling. On the larger lots around Paddock Park, the Equestrian Club and the Aero Club neighbourhood there can be several structures, and the ones nobody lives under are the ones that go longest without attention. They are usually straightforward roofs, so problems found early cost very little. We list each structure on its own line in the report so you can see where the money actually needs to go.

    • Slope by slope on a shingle roof

      A shingle roof out here does not wear evenly. The southern and western slopes take hours more direct sun each day, lose their granules first and dry out ahead of the rest. Reporting a single verdict for the whole roof hides that. We photograph and assess each aspect separately, which quite often means telling you that two slopes have years left and one does not, and that a partial approach is worth pricing before a full replacement is assumed.

    • Ventilation, measured at both ends

      A roof space that cannot breathe cooks the covering from underneath, and in Wellington that is a genuine cause of early failure rather than a technicality. Ridge vents get checked for whether anything is actually feeding them, and eave intakes get checked for insulation pushed over them or a previous re-roof that closed them off. It is a quick thing to look at, it is frequently the finding, and correcting it is one of the cheapest lines on any quote.

    How is this different from the home inspection I already had?

    A home inspector assesses a whole property and reports the roof from wherever it can be reached safely, which usually means the edge or the ground. On tile that cannot reach the membrane, which is the layer that decides whether the roof has years left. On shingle it rarely separates one slope from another, and out here that difference matters. The two reports answer different questions, and only the roofer's carries a price against what it finds.

    What if only part of my roof is worn out?

    Then that is what the report will say. It happens regularly in Wellington because the sun-facing slopes age ahead of the rest, and it is worth knowing before a full replacement is assumed. Whether a partial approach is sensible depends on the age of the whole roof, how the slopes tie together and what your community's schedule allows for matching.
