    What to know.

    • Clearance is the main event here

      On a wooded lot the valleys and the low-slope outlets are where the roof is most likely to fail, and neither has anything to do with the age of the covering. A packed valley holds water against its metal until the metal thins. A blocked outlet ponds a deck within a wet week. Both take minutes to clear, both need doing more than once a year under heavy planting, and between them they prevent most of the leaks we see in this village.

    • Shade grows staining, and staining is a trap

      A roof that stays damp in shade will darken and grow biological staining far more readily than one in full sun. That looks like a cleaning problem and it is where owners do the most damage to their own roofs, because the aggressive method that clears it fastest is the one that ruins the covering. What is safe depends on what your roof is made of, and we will tell you plainly at the inspection rather than sell you a wash.

    • The perishable parts, checked in order

      Vent collars harden and split where the pipe passes through, sending water down the outside of the pipe with nothing visible above. Cap bedding opens and releases ridge tiles for the wind. Flashing sealant shrinks back at walls and chimneys until a line opens. Inexpensive parts, short work, and each of them dramatically cheaper to renew on a schedule than to find through a ceiling in a house with a lot of ceiling to damage.

    • Why pressure washing is refused

      A high-pressure jet forces water up under laps and soaks the layer the covering exists to protect, strips the face from older tile, and removes the granules that shield shingle. On a shaded roof it also opens up a surface that damp will recolonise faster than before. It makes the roof look transformed for a season and materially worse from then on, which is a poor trade on a roof that was otherwise doing well.

    How often should a roof under heavy trees be done?

A roof under mature canopy loads up several times faster than one on an open lot, and the leak that follows, where water backs up above a blockage and finds a lap, happens on roofs where nothing has actually failed and no covering needs replacing.

    My roof is stained and dark. Can you clean it?

    We can advise on it honestly, which is more useful than a quote to blast it. Shade encourages staining and there are gentler ways to address it, but what is safe depends entirely on what your roof is made of and how old the covering is. The methods that clear it fastest are the ones that soak the layer beneath, strip tile surfaces and remove shingle granules. We will look and tell you what can be done without shortening the roof's life.

    My roof leaked but nothing appears broken. How?

    Because the roof could not move the water fast enough rather than because anything failed. A valley packed with leaf litter or a blocked porch outlet backs water up until it reaches a lap that was never meant to be underwater, and in it goes. Everything is intact and the leak is completely real. Clearing and testing the drainage fixes it, and keeping it clear is what stops it returning the next time it rains hard.

    Will maintenance mean I never need a new roof?

    No, and we will not pretend otherwise. The layer beneath the covering ages on its own clock and eventually the roof is finished. What upkeep prevents is that roof ending years early for an avoidable reason: a valley that silted up and rotted a deck, a split collar, an outlet nobody cleared. Under these trees those are the likeliest ways a perfectly good roof gets written off early, and preventing them is inexpensive.
