Each of them drains through a single point, and a single point under mature planting fills faster than owners expect. Once it has, the deck stops emptying and holds a shallow pond that presses continuously on every seam beneath it and adds weight the framing was never sized to carry.

- One outlet, a lot of trees
A low-slope deck drains through a single point, and under mature canopy that point can block within a season. Everything that follows comes from there: standing water, pressure on seams, weight the framing was not designed for, and eventually a ceiling. Clearing and testing the outlet takes minutes and needs doing more than once a year on a wooded lot, which is why it appears on the maintenance list rather than only in a repair quote.
- Test-open before quoting

Why does water sit on my porch roof after rain?
Almost always because the outlet has stopped clearing, and under this much tree cover that happens faster than most owners expect. Clearing and testing it frequently ends the problem outright and costs very little. If clearing it does not, the deck has lost its fall through settlement, and no amount of patching addresses that; the slope has to be rebuilt with tapered insulation when the roof is next re-covered. Either way it is worth resolving rather than watching.
The tile roof is fine, so why does the Florida room leak?
Because two different roofs meet along one line, and that line is where water goes in. The Florida room is low-slope and depends on fall and closed seams; the roof above depends on pitch. The changeover must be formed in metal and lapped into both. Where somebody has run sealant along it instead, heat and movement open it and water arrives inside while everything overhead looks untouched. Rebuilding the detail is the repair rather than resealing it.
Can a coating be used instead of replacing it?
Where the conditions hold, yes, and it is good value. A coating renews a covering; it cannot reconstruct one. It needs seams that are still closed, a deck that still falls to its outlet and an outlet that clears, which under heavy trees is the condition most often failing. On an area that has already been coated once, a test opening usually settles the question in a few minutes, and we would rather open it than guess on your behalf.
Is it worth doing the flat part on its own?
Very often, yes. The low-slope area is usually the part actually leaking, it is small, and putting it right properly buys years while the pitched roof above carries on untouched. We price it separately for exactly that reason, so you can deal with what needs attention now rather than being pushed into replacing a roof that still has life in it. The report says plainly whether that is the sensible order in your case.
