Roofing in Tequesta

The Village works to the 2023 Florida Building Code, 8th Edition, and two of its requirements shape the Tequesta roofs we price. It sets secondary water barrier requirements on re-roofs and allows more than one compliant method, and we specify a self-adhered barrier over the deck; in the right circumstances the roof-to-wall connections have to be strengthened while the roof is open.

The median Tequesta home dates to 1977, and the village filled in steadily rather than all at once, so one street can hold a ranch house under its second shingle roof beside a rebuilt house under standing seam metal. Cypress Ridge sits back from the river; Country Club Point and Riverside Oaks sit on it.

Tile, shingle and metal all turn up, and many houses have a flat lanai or carport section tied into the main roof. Houses of that age get a deck and fastening check before anyone chooses the covering, because the plywood and the nailing underneath decide what the new roof can hold.

Ask any roofer quoting a Tequesta house to answer these in writing. First, what exposure the price assumed, because a river address a mile from open water is not an inland address, and the metal grade should say so.

Second, whether the secondary water barrier and any roof-to-wall strengthening are written in as lines, since where the code calls for them they are part of the job rather than extras. Third, whether they photographed the valleys and the backs of the chimneys, which is where a shaded roof starts to fail.

The Village of Tequesta Building Department, at 345 Tequesta Drive, takes roof permit applications through BS&A Online, by email or in person, with fees set by job value. It publishes roofing submittal requirements, so a complete package moves and an incomplete one comes back.

Jupiter Inlet Colony shares the 33469 ZIP but runs its own desk: it files through My Government Online, books inspections by 5 pm for the next day, and sends major renovations to its Building and Zoning Committee before a permit application is made. We confirm which side of the line your parcel sits on before we file.

It can. Florida's quarter-roof rule: when more than a quarter of a roof system or section is repaired, replaced or recovered in any 12-month period, the roof covering across that entire system or section must be replaced or recovered to meet current code requirements.

An exception applies if that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition: only the portion being repaired, replaced or recovered must meet applicable current code requirements. Ask to see what they saw. A roofer who walked the roof can show you photographs of every valley, flashing and soft spot, and a quote built from those pictures names its lines instead of giving one total.

Check the state licence number before anyone climbs up; ours is CCC1327429. Be wary of a price that skips the secondary water barrier, and of anyone who finds a full replacement on a roof that looks sound without showing you why.

Tequesta is the county's northernmost village, incorporated in 1957 and wrapped around the Loxahatchee River near the Jupiter Inlet, so the housing is mixed in age and the exposure changes street by street. In Palm Beach County a shingle roof generally lasts 13 to 18 years, tile 15 to 20, metal 20 to 25, and a flat roof 15 to 20.

Two local factors move those ranges in opposite directions. On the water, salt off the river and the inlet ages the flashings, valley metal and fasteners faster than the covering, so the roof is finished when the metal is, which is usually earlier than it looks.

Under mature tree cover the covering lasts longer but debris sits in the valleys and behind chimneys and holds moisture against the roof, so the failure is local rather than general and is often repairable.
