It depends on the roof, so the figure comes in writing after a free inspection rather than from a price per square foot. Size and pitch set the base; the covering the committee approves, the layers that come off and the state of the deck move it most.
Gate access, the City's hauler and the permit file add their own lines. Houses of the same size near Atlantis Country Club can be priced quite differently when one keeps its tile and another changes material.
Because Atlantis is its own city. It shares 33462 with Lantana and Hypoluxo, but its Building Department on Orange Tree Drive issues its own permits, runs its own review committee and sets its own working hours and hauler.
