Tequesta · Tile roof replacement
A tile roof near the Loxahatchee is a durable covering sitting on parts that are not. The tile itself is barely troubled by salt.
The valley metal, the wall and chimney flashings, the collars around vents and the drip edge are, and salt reaches further up this river than people expect. That is why a Tequesta tile roof usually ends without ever looking finished: the tile still reads as sound from the street while the metal beneath it has stopped doing its job.
Under tree cover there is a second pattern. Leaf litter packs into valleys and behind chimneys, holds moisture against the roof for months at a time and corrodes the metal from above as well as below.

What the tile hides near the river
Concrete and clay tile outlast the underlayment, the flashings and the valley metal beneath them, so a Tequesta roof can look sound from the street long after it has stopped keeping water out. Salt off the Loxahatchee and the Inlet reaches the metal first: the valley metal, the wall and chimney flashings, the vent collars and the drip edge.
We lift tile at points chosen for what they will show, at a valley, beside a penetration and on the elevation that takes the weather off the water, photograph the underlayment and metal, and set every piece back as it was. The photographs set the scope.
Leaf litter in a shaded valley
Tequesta grew up around the Country Club under tree cover, and on a shaded roof the valleys and the pocket behind a chimney fill with leaf litter. Packed debris holds moisture against the valley metal for months, so it corrodes from the top down while the salt works on it from below, and a valley on an otherwise healthy tile roof is lost that way.
Caught at an inspection it is usually a repair; caught at a ceiling it is a bigger job. Clearing the valleys and photographing them is part of every inspection we do here.
Reset clay barrel tile, or set new
On clay barrel tile, when the underlayment has failed and the tile has not, we lift it, replace the underlayment, flashings and fastening, and reset the same tile with new pieces in the gaps. Concrete tile is priced as new tile over new underlayment.
Near the water the replacement metal is specified by grade to stand the salt, and the grades are named on the estimate. Where too many tiles are cracked or the profile has been discontinued, new tile is the right answer, and we count the tile at the inspection so the decision rests on the count rather than on a preference.
What the code adds under the tile
The Village works to the 2023 Florida Building Code, 8th Edition, which sets secondary water barrier requirements on re-roofs and can require roof-to-wall strengthening. On a tile job these are real lines and real labour, and they belong on the estimate from the start rather than surfacing as a change order once the tile is stacked on the ground.
The permit goes through the Village's BS&A Online portal with the product approvals attached.

The Village of Tequesta files through BS&A Online from its Building Department at 345 Tequesta Drive, with fees set by job value. Jupiter Inlet Colony uses My Government Online, books inspections by 5 pm for the next day, and sends major renovations to its Building and Zoning Committee before a permit application is made.
Both sit in the 170 mph band and the wind-borne debris region. The village says certain low-lying neighbourhoods are subject to considerable flood damage and publishes its own flood map with live Loxahatchee River tide gauges. Tequesta's median home dates to 1977; the Colony's dates to 1989. In both towns our re-roofs carry a self-adhered secondary water barrier over the deck.

Tile roof replacement questions in Tequesta
My tile looks perfect. Could the roof still be finished?
Yes, and near the river it often is. Tile outlasts the underlayment, the flashings and the valley metal that make the roof watertight, so the part you can see from the driveway is the last part to show its age, while the salt has been at the metal underneath for years.
The only way to know is to lift tile at a few chosen points and photograph what is there, which is what the free roof inspection does, and you see the pictures before you see a price.
Can you reuse my existing clay barrel tile when you replace the roof?
On clay barrel tile, usually, if it is sound and enough of it survives the lift; concrete tile roofs are priced as new tile over new underlayment. We take the tile off, replace the underlayment, the flashings, the valley metal and the fastening, and set the same tile back with new pieces where any broke, so the layers that keep water out are new and the roof keeps its look.
It stops being the right answer when too many pieces are cracked or the profile is out of production, because mismatched tile is permanent and obvious. We count the tile at the inspection so you know which case yours is.
The valleys on my shaded roof fill with leaves. Does it matter?
Yes, more than most people expect. Packed leaves hold moisture against the valley metal for months, and near the Loxahatchee that metal is already taking salt from beneath, so the valley corrodes from both sides and fails while the tile around it looks fine.
Clearing a valley costs little; replacing one does not. We photograph the valleys and the pocket behind each chimney on every inspection in Tequesta for this reason, and we show you what we found.
What is the secondary water barrier and do I have to have it?
The 8th Edition code the Village works to sets secondary water barrier requirements on re-roofs and allows more than one compliant method. The barrier is a sealed layer over the deck that keeps water out if the tile and underlayment above it are breached, and we specify a self-adhered one.
It is not small, so it should be a named line on your estimate from the beginning rather than an extra that appears once the old roof is off.
