Every valley has to be lined. Every wall abutment has to be formed and lapped.
Every skylight has to be flashed on four sides. The lanai needs its own covering, its own drainage and a proper junction with the roof above.
All of that is labour and materials and none of it scales with the number of squares, which is why a compact but complicated roof can price above a larger simple one and why a contractor quoting from an area measurement alone will be wrong in one direction or the other. The rest of the price is the same list as anywhere: tear-off, a decking allowance with a stated quantity and a rate beyond it, re-nailing the deck, underlayment coverage, drip edge and starter, ventilation corrected at both ends, the covering, and the permit with its inspections.
On housing of this age the decking is rarely the surprise it is on older stock, so a quote carrying a large allowance for it is worth asking about. The inspection and the written estimate cost nothing whether or not you go ahead, and the photographs are yours to take to anybody else for a second view.

On older housing nobody knows what is under the covering, so a generous allowance is honest. On a house of this generation the deck is usually plywood in good order, and a big allowance is either caution you are paying for or a template written for other stock. Ask what the number is based on; the specificity of the answer tells you whether the price came from a measurement.
- Repair first, where repair is honest

If a junction can be rebuilt and will hold, that is what we quote. Why is my quote higher than my neighbour's for a similar house?

Should the lanai be priced separately?
Yes. It has a low-slope covering, its own drainage and a junction with the pitched roof above, and it is frequently the part actually leaking. Folded into a rate for the whole house it gets neither the specification nor the attention it needs. Priced separately you can also see whether dealing with it alone is the sensible move, which on a roof that otherwise has years left it often is.
My house is not old. Why such a big decking allowance?
It may be caution, or a template written for older housing. On a house of this generation the deck is normally plywood in good condition and a substantial allowance is unlikely to be needed. Ask what the figure is based on. A contractor who has been on your roof will give a specific answer; one working from a rate card will not, and that is useful to know before choosing between prices.
Is financing available?
Yes, and the order matters. We price the work first from a measurement, in writing, so the number is known before anyone discusses how to pay for it. What we will not do is lead with a monthly figure, because a monthly figure without an itemised scope behind it tells you nothing about what you are buying.
