Below it, nothing is. On a house built in the town's original years and re-roofed two or three times since, the deck may be boards rather than plywood, some of it may have taken water at some point, the junctions where additions met the original building may need rebuilding rather than reflashing, and the fascia behind the drip edge may have had a long damp life.
None of that is visible until the old covering comes off, and all of it changes the figure. A contractor can respond to that in three ways.
He can ignore it, which defers the conversation to the day the roof is open. He can price the worst case, which charges you for damage you may not have.
Or he can write it into the quote as allowances with quantities and rates, photograph everything found, and get your approval before exceeding them. On a house of this age the third approach is not a nicety, it is the only version that ends with a number you agreed to.

Where the sheathing is planks rather than plywood, shingle needs a continuous surface to hold a fastener, which usually means new sheathing laid over the boards before anything else. It is real work, it is not optional, and it should appear as its own item with an area against it rather than emerging as a surprise. A quote on an early house that says nothing about the deck has not been written for that house.

Chimneys, parapets and the junctions where additions meet the original building are labour and craft rather than square footage, and an early house can carry several of them. They are where these roofs leak and where the money genuinely needs to go. Two quotes for the same house often differ mostly in how seriously each took those details, which is another reason a total tells you very little.
- Allowances plus photographs, or nothing
An allowance is only meaningful if you can see what was found. Every sheet or board replaced is photographed before it is covered, and anything beyond the stated quantity is approved by you first. That turns an open-ended item into a controlled one. Without the photographs it is simply a number a contractor can add to, which is barely better than saying nothing about the deck at all.

My deck is wooden boards. What does that mean for the price?
It means an extra layer of work that has to be on the quote. Shingle needs a continuous surface to hold its fasteners at the rated pattern, and boards have gaps, splits and old nail holes. New sheathing goes over them and is properly fixed before any underlayment. It adds cost and it is not negotiable, because shingle nailed into gaps will not hold its wind rating whatever the bundle or the warranty says.
Why do two quotes for my house differ so much?
On a house of this age it is usually how each contractor handled the unknowns and the details. One has ignored the deck, one has padded for the worst case, one has written allowances with quantities. And one may have priced the chimney and addition junctions as rebuilds while another assumed a bead of sealant. Ask all of them which approach their number represents and the gap usually explains itself.
Are the chimneys and parapets really that expensive?
They are labour rather than material, and on an early house they are where the roof actually leaks, so yes, they are a real part of the price and worth paying properly. A flashing that is formed in metal and lapped into the covering lasts. One that is sealed over holds for a season or two and reopens along the same line. If a quote is noticeably cheap on a house with several of these details, that is usually where the saving came from.
Is financing available?
Yes, and the order matters. We price the roof first from a measurement, in writing, so you know the number before anyone discusses how to pay for it. Payment plans and state storm-hardening programmes both exist and we explain plainly which apply to your house. What we will not do is lead with a monthly figure, because a monthly figure without an itemised roof behind it tells you nothing about what you are buying.
