There is very little to break the wind either, so weather arrives across open land and works at the edges of a covering, at rakes, ridges and eaves, rather than being deflected by neighbouring buildings. And there are no street trees filling the valleys, so the drainage problem that dominates wooded lots barely exists here.
What replaces it is heat and exposure, which produce a different list: rubber vent collars split by the sun, sealant shrunk back at wall flashings, granule loss concentrated on the sun-facing slopes, and coverings lifted at an edge by wind that had a clear run. Alongside that, most properties out here carry a barn, a workshop or an equipment store as well as a house, and those are frequently the roofs closest to needing attention because nobody looks at them.

What to know.
- The sun-facing slopes age first
On an open lot the south and west aspects take hours more direct sun every day than the north side, and they lose their surface accordingly. It is entirely normal to find one slope finished and another with years in hand, which a single verdict for the whole roof would hide. Each aspect is photographed and assessed on its own, and it sometimes makes a partial approach worth pricing before a full replacement is assumed.
- Wind with a clear run
With little to deflect it, weather works at the edges: rakes, ridges and eaves, where a covering can be got under and lifted. The middle of a slope is rarely the problem. That is why an inspection here starts at the perimeter and why, after a blow, the edges across the whole roof are checked rather than only the place where something is missing.
- Heat, not debris
The drainage problem that dominates wooded lots barely applies out here, because there is little overhead to fill a valley. What replaces it is heat: collars split at the pipe, sealant shrunk back at flashings, and a roof space that cooks all afternoon if the intake at the eaves is blocked. Those are the items to look for, and a contractor working from a template written for a shaded lot will be looking for the wrong things.

One side of my roof looks much worse. Is that normal?
On an open lot, entirely. The south and west slopes take hours more direct sun each day than the north side and lose their surface first, often by a margin of years. It is why we photograph and assess each aspect separately rather than giving the roof one verdict, and why it is worth asking whether a partial approach makes sense before assuming a full replacement is the only option.
The covering lifted at the edge. Why there?
Because on open land wind has a clear run at your roof and gets underneath at a rake, a ridge or an eave before it gets under anything in the middle of a slope. That is where the fixings and the edge detail matter most, and it is where an inspection here starts. After a blow the whole perimeter is checked rather than only the spot where something is visibly missing.

On these lots the outbuildings go longest without attention because nobody lives underneath, and they are simple roofs, so problems found early are inexpensive.
