The first is extraction. Where there is food preparation there is an extraction unit on the roof, and extraction units are among the most demanding things anybody ever puts on a covering: a large kerb, a heavy plant item, a duct penetration, service runs, and over time a film of grease that ages the membrane around it faster than weather does.
That corner of the roof deserves attention out of all proportion to its size, and it is where these buildings leak. The second is that a strip is one roof over several businesses, so the water entering above one unit frequently appears inside another, responsibility sits in the leases rather than in geography, and the natural response of dealing with each complaint separately produces repairs in the wrong places.
The way through is to survey the roof as one roof: mapped into sections, every kerb, duct and penetration photographed individually, and the findings reported by section rather than by tenancy. - Extraction is the hardest thing on the roof

Can a coating renew the whole strip?
Where the conditions hold, yes, and on a multi-tenant building it is often the practical answer because it treats the roof as one asset. It needs closed seams, a deck still falling to its outlets, outlets that clear, a dry assembly, and kerbs sound enough to be detailed into the new surface. Around extraction that last condition is the one most often failed. A test opening settles it before anything is quoted.
Can the work happen while the units trade?
Usually. Sections are opened and closed within a working period rather than left exposed, access, deliveries and waste movement are agreed so the parking and the frontages stay usable, and anything over a kitchen or a stockroom is programmed specifically. The phasing goes into the quote, which also gives a landlord something to circulate to tenants rather than fielding calls once work has started.
