Roofing in Palm Springs, FL

The Village of Palm Springs issues its own roof permits from its Planning, Zoning and Building department on Cypress Lane. We file through the Village's MaintStar portal, attaching the county's numbered roofing forms and the owner's notification the Village asks for; its published average plan review is ten days, and small jobs move faster.

The Village's written Roof Inspection Policy then sets the stages a re-roof has to pass, which we cover in the questions below. Inspections are requested by 2 pm for the next business day, and a company representative has to meet the inspector.

Lake Clarke Shores, on the east shore of the lake, is a separate town, and we confirm its arrangement before filing there.

Palm Springs is a compact inland village between Greenacres and Lake Worth Beach, with no shoreline, in the county's 160 mph design wind band and inside the wind-borne debris region. Around 800 homes were already standing by 1958, and the typical house dates from the late seventies.

Village Hall, the library and the water park share the municipal campus in the middle, with retail along Congress Avenue, Lake Worth Road and Forest Hill Boulevard. 1. On a house from the fifties through the seventies, we start with the deck and the drip edge, because the Village's policy calls for drip edge fastened at four inches on centre and the sheathing is inspected before the new roof goes on. Then we look at the fastening pattern, the flashings and every earlier patch, and add up how much of the roof has already been repaired, since that total matters under the state's repair limit covered below.
2. From the attic we check the underside of the deck and the roof-to-wall connections where there is access. What nobody can see without opening the roof is the top of the deck under an intact covering, so the written scope says which areas were seen and which were not, and a board found soft at tear-off is photographed and priced as its own line for your approval.
3. You get photographs of each item and a written price, and a Molsbee representative meets the inspector at every stage.

Check that it prices the work the Village will inspect. A fair quote names the covering, the tear-off and disposal, a deck allowance with its rate beyond, the secondary water barrier, the drip edge and flashings, the MaintStar permit and all four inspections.
