- Junctions between old and added
Where an addition meets the original house there is a detail somebody improvised when it was built and somebody else has resealed since. Those joints leak far more reliably than any slope does, and on a town of altered early houses there can be several on one roof. Each is examined individually and photographed, because the repair is usually to form the detail properly in metal rather than to apply another bead over the last one.

Houses from the town's original build carry details that newer stock does not, and every one of them is a junction between materials expanding at different rates. Wind and heat work those joints, and a flashing that was sealed at some point in its life will open again. They leak with nothing visibly wrong overhead, which is why they get checked individually on the roof rather than assessed from a ladder at the eaves.

On a plank-sheathed house water entering at a flashing runs along and between the boards before it drops, so the stain can be rooms from the breach. That is why the roofer works from the roof and, where a hatch allows, from inside, reading the underside of the deck. Those boards also record every old leak and previous repair, which on a house that has been re-roofed several times is the most honest history available.

My house is old. Does that change the diagnosis?
It changes where to look. On an early house the likeliest causes are the junctions where additions met the original building, the flashings at chimneys and parapets, and a board deck that carries water sideways before it drops. None of those is exotic and all of them are findable, but they are not where somebody used to newer housing would start. It is the main reason a roof of this age wants opening at several points rather than glanced at.
Why is the stain nowhere near the damage?
Because a board deck moves water along and between its planks before it finds a way through the ceiling below, so the mark shows where it finally got through rather than where the roof was breached. That distance can be considerable. Repairing above the stain therefore achieves nothing, which is why the roofer works from the roof and from the roof space where he can get into it.
Somebody sealed my chimney flashing and it still leaks. Why?
Because sealant is not a flashing and does not become one. A chimney flashing is a junction between two materials that move at different rates, and a bead across it holds for a season or two and then opens along the same line. The repair is to form the detail properly in metal and lap it into the covering, which is more work than resealing it and is the difference between fixing it and postponing it.
How much does a repair cost?
Far less than a replacement, and it depends on what is wrong. A collar, a run of sealant or a valley cleared is a short visit. Rebuilding a chimney flashing or a junction between an addition and the original house is a larger job, and on an older deck there may be boards to replace as well. The inspection is free, the photographs come with it, and the price is written down before anything starts.
