- The parapet is where these buildings leak
On an older main-street building the covering finishes at a raised front wall rather than an open edge, so it has to run up, terminate and be capped out of sight. That detail does more work than anything else on the roof and is the first place a bead of sealant gets applied when it starts weeping. We rebuild those terminations properly, carrying the membrane up and fixing it mechanically under a cap, because a parapet held together by mastic has a leak already scheduled.

Roofs of this age have frequently been re-covered two or three times, each layer added over whatever was there. Layers hide the deck, add weight and hold damp against the structure. Before quoting we open a test area to establish how many there are and what condition the timber or concrete beneath is in, because that single fact decides whether a re-cover is reasonable or whether only a tear-off is worth paying for.

Because nothing of these roofs is visible from the pavement, deterioration is invisible until it arrives inside. That is an argument for looking on a schedule rather than waiting, and it is why the first survey on a building like this often reads worse than an owner expects. Our building leaks at the front. Why there?
Almost certainly at the parapet. On an older building the covering finishes at a raised front wall, and the point where it turns up, terminates and is capped is the hardest detail on the roof and the one most often patched with sealant. It leaks quietly for a long time because nothing of it is visible from the street. Rebuilding the termination properly is the fix; another bead along it postpones the problem by a season.
How many layers can a roof have before it must come off?
There is no fixed number, and the honest answer comes from opening a test area rather than counting from the ground. What matters is the condition of the structure underneath and whether trapped damp has begun working on it. Where the deck is sound a re-cover may be reasonable. Where layers have been holding moisture against it for years, only a tear-off is worth paying for, and the test opening shows which you have.
Can a coating renew the building?
Where the conditions hold, yes, and on an older building with a modest budget it is often the practical answer. It needs closed seams, a deck that still drains, outlets that clear, an assembly that is dry, and parapet terminations sound enough to be detailed into the new surface. That last condition is the one these buildings most often fail. A test opening establishes it before anything is quoted or committed.
Can the work happen while the business trades?
Usually. Sections are opened and closed within a working period rather than left exposed, access, deliveries and waste movement are agreed so the pavement and the entrance stay usable, and hours are set around trading. On a main street that planning matters as much as the roofing does, and it is written into the quote rather than worked out on the first morning.
