Roofing in Loxahatchee and The Acreage

This is the far west of the county, acre lots on well and septic on the old Royal Palm Beach Colony grid, a long way from any beach. The typical Acreage house on Orange Boulevard, Coconut Boulevard or the numbered streets off Northlake dates from around 2000: a block ranch, often under a metal roof, with a barn or workshop on the same lot carrying a roof of its own.

Loxahatchee Groves is older, houses from the eighties along the lettered roads between Southern Boulevard and Okeechobee Boulevard, and Westlake is brand new. Salt is not the problem out here; sun and summer storms are.

The county's inland wind bands meet in this area, so we read each parcel on the county map, and every lot is inside the wind-borne debris region. In October 2024 a tornado spun off Hurricane Milton and ran a long track from southwest of Wellington through The Acreage, and the roof damage along it was heavy.

We have done a handful of roofs in Loxahatchee and The Acreage over the last year and quoted a good many more. A re-roof on 38th Lane North this summer, repairs on 73rd Street North and Tangelo Boulevard, most of them for people a neighbour sent to us and a few who found us on Google.

What the tornado year taught us is that the covering is only part of the story out here. A metal roof can look untouched from the road and still have lost its grip on the trusses, so an Acreage inspection means checking the deck nailing and the roof-to-wall straps as carefully as the surface.

We also learned to quote the whole property. A house, a barn and a workshop is three roofs; they go on one permit set and one trip, with the dumpster and the tear-off staged away from the well head and the drain field.

1. Tell us the road and we will tell you which desk the permit comes from. If you were anywhere near the tornado track and nobody has been in the attic since, have the truss and strap check done before June.
2. On a tired roof we price the repair and the replacement side by side. If repairs, replacements or roof recovering cover more than a quarter of a roof system or section in any 12-month period, the code generally requires replacing or recovering the roof covering across that entire system or section to meet current code requirements.
3. If that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, only the portion being worked on must meet applicable current code requirements. Our inspection helps determine which applies to your roof.
4. Quote the barns with the house so the roofers come out once. What moves the price is roof area, the number of separate roofs, pitch, metal against shingle and what the deck needs once it is open.
5. Every written price carries two warranties, our lifetime workmanship warranty on the installation and the manufacturers' product warranties on the materials. We are a GAF Certified Contractor and an Owens Corning Preferred Contractor, and when your insurer asks for a roof certification letter after the work, we provide one.
6. The inspection that starts it is free, with photographs, and the phone is answered whatever the hour.

Palm Beach County, through the ePZB portal, where a licensed roofing contractor can self-issue a standard re-roof permit once the product approvals pass. Indian Trail runs the roads and canals and has no say in the roof.

If your address is actually in Loxahatchee Groves the permit comes from the town's building department on F Road through MGO, and in Westlake from the city through City View. We check the parcel before we quote.

Yes, and we would rather. The house, the barn and the workshop are separate roofs on one parcel, so they go on one permit set and one trip, and the metal for the barn is ordered with the house roof.

It saves a second mobilisation, and on a lot with a well and a drain field it means the staging is planned once, in the right place.

Metal is the common covering on the acre lots and holds up well in the sun, which is the real enemy out here rather than salt. Shingle is lighter, quicker to install and easier to patch after a limb comes down.

Both are fastened to the same county wind standard. The code allows more than one secondary water barrier method; we specify a self-adhered one over the deck, and under metal a high-temperature underlayment rated for it.

On a barn or workshop metal is nearly always the right call; on the house it comes down to the look you want, the investment and how long you plan to stay.

If your roof has not been walked and the attic checked since, call us. We check the deck nailing from above and the truss straps from the attic, photograph both, and put repair or replacement in a written scope with the price.

June through November, and out here it is the summer thunderstorms and the wind that comes with them, not salt. Have the roof walked in the spring: the straps and the deck nailing matter as much as the covering, and on a metal roof the fasteners and the ridge closures are where water gets in first.

A spring inspection also gives you dated photographs of the roof before the season, which is worth having if a storm does come.

Loxahatchee and The Acreage are acre lots on well and septic with 2000-median block ranches, so most original roofs are still within their life for tile and metal and at the end of it for shingle. In Palm Beach County a shingle roof generally lasts 13 to 18 years, tile 15 to 20, metal 20 to 25, and a flat roof 15 to 20.

There is no salt this far west, and the parcel sits on or near the line between the county's two lower wind bands. What changed everything here was the October 2024 tornado from Hurricane Milton, which ran through The Acreage and left roofs that need their truss and deck attachment checked, not just their covering.
