Roofing in Tequesta

From Country Club Point on the Loxahatchee to the Jupiter Inlet Beach Colony on the Atlantic, Tequesta's waterfront roofs take salt every day, and whatever the surface, tile on the Country Club homes, standing seam on the newer construction, membrane on the flat sections, the metal beneath and around it fails first: valley flashing, drip edge, hip and ridge fasteners, clips and screws, chimney and wall flashings. Repair is most of what we do here. On the water it is metal work: rusted valley flashing relined in stainless or copper, drip edge renewed along the eave, corroded caps re-bedded and screwed with stainless, the tile lifted, saved and relaid so the fix disappears; on standing-seam roofs, rusted screws replaced with stainless and open edges hemmed and sealed.

Inland it is split pipe boots, cracked tile, curled shingle, clogged valleys under the old oaks and the flashing where a patio roof meets the house. The stain inside is rarely under the entry point, so the roofer traces the water from the roof and the attic, photographs the source and prices the repair in writing before starting.

After a storm a secured tarp comes first and the permanent repair follows once the deck is dry.

Tequesta's waterfront communities care how a roof looks. The Country Club neighborhoods and the Jupiter Inlet Beach Colony have architectural standards on tile profile, color and cap treatment, and the Village of Tequesta reviews and permits the work.

We prepare the submittal with samples and photographs, salvage sound original tile for the hips and ridges where it shows most, and blend new tile through the field so the roof looks settled from the first day. The written schedule includes the review time, so the finish date is one the village's calendar allows, and inspections follow at dry-in and final.

1. When a Tequesta roof is past repair, the waterfront choice is tile or standing-seam metal, both specified for salt: tile over new self-adhered underlayment with valleys in stainless or copper and stainless fasteners and caps; or aluminum panels on stainless concealed clips with hemmed and sealed edges and matching metal at every flashing. Inland, architectural shingle remains the lower-cost rung and a sound roof on the Tequesta Pines and Cypress Ridge streets.
2. Every replacement strips to the deck, replaces soft plywood and salt-eaten fascia, lays new underlayment, installs the roofing to the county's wind-code attachment and is permitted and inspected through the Village of Tequesta. Tequesta is the county's northernmost village, incorporated in 1957 and wrapped around the Loxahatchee River near the Jupiter Inlet, so the housing is mixed in age and the exposure changes street by street. In Palm Beach County a shingle roof generally lasts 13 to 18 years, tile 15 to 20, metal 20 to 25, and a flat roof 15 to 20.

Two local factors move those ranges in opposite directions. On the water, salt off the river and the inlet ages the flashings, valley metal and fasteners faster than the covering, so the roof is finished when the metal is, which is usually earlier than it looks.

Under mature tree cover the covering lasts longer but debris sits in the valleys and behind chimneys and holds moisture against the roof, so the failure is local rather than general and is often repairable. The Village permits through its BS&A portal and works to the 2023 Florida Building Code, 8th Edition, which puts a secondary water barrier on every re-roof, so a replacement here is a slightly bigger job than an old one was and worth planning rather than rushing.
