When to replace a roof in Juno Beach
Juno Beach is a narrow oceanfront town of condominium buildings along the water and residential pockets like Oak Harbour and Seaside of Juno Beach behind them, with most of the town inside the sea turtle protection zone that reaches 600 feet landward of the mean high-water line. In Palm Beach County a shingle roof generally lasts 13 to 18 years, tile 15 to 20, metal 20 to 25, and a flat roof 15 to 20.
On this stretch treat those as the outside of the envelope rather than the middle, because the metal under and around a covering ages faster than the covering itself. The practical timing rule is that you replace when the valleys and flashings have gone, which is usually earlier than the covering looks.
