    Measured, not estimated

    On a big roof a rough measurement is a big error. We measure the roof properly and the estimate carries the area we measured, so you can check it and compare it with anyone else's.

    If two quotes for the same house differ substantially and both look complete, the first thing worth comparing is the square footage each of them used, because they are often not quoting the same roof.

    The deck allowance on an eighties house

    Can I re-cover instead of tearing off?

    We would rather not and often it is not permitted. A second layer hides the deck at exactly the point you would want to see it, and on a roof this size an unseen problem is an expensive one.

    Strip it, look at the wood, replace what has gone, then build it back up with the underlayment across the whole deck.

    Do I need a permit and how long does it take?

    You need one, and out here it is quick. This is unincorporated county so the permit comes from the county through the ePZB portal, where a registered contractor can self-issue a standard re-roof once the product approvals check out.
