Low-slope roofing out here turns up on additions rather than on houses: a screened lanai, a carport, a workshop roof, a run of covered stalls, the flat section somebody added when the family grew. They are usually simple structures, and that is an advantage, because a simple low-slope roof either drains or it does not and the answer is visible.
What catches people out is that a flat section is a different system from the roof beside it, with different material, different detailing and a different life, and it is often much younger or much older than the main roof because it was added at a different time. So on an acreage property the low-slope areas get measured, assessed and priced on their own, and quite often the honest advice is that the house needs doing and the lanai does not, or the other way round.

Does the water leave, or sit?
On a simple low-slope roof this is the whole question and it is answerable in about ten minutes. Water either runs to an outlet or a scupper or it stands.
Where it stands, it will find a seam eventually, and in this climate it stands for a good part of the year. Where there is no fall to work with, we build one with tapered insulation or a cricket rather than rolling something new over a puddle and calling it a roof.
The junction with the main roof
- Where an added flat section meets the house, a piece of metal and a termination are doing the work gravity does everywhere else. On additions that were built by somebody's brother-in-law in 1994 that detail is frequently the whole problem.
- We open it, photograph what is behind it and rebuild it properly, which is a different job from spreading a coating across the top and hoping the junction holds.
When a coating genuinely is the answer
On a sound, well-drained deck with intact terminations, a coating can be the right call and it will cost a fraction of a replacement. We will tell you when that is the case, because it is, sometimes.
What we will not do is coat a roof that ponds, one whose tie-in has failed, or one with moisture already inside the build-up, because a coating over a wet roof buys three quiet years and then the same conversation with more damage behind it.
Priced apart from the house
A lanai, a carport or a workshop roof is a separate structure and a separate system, so it gets its own square footage and its own lines. That matters out here because it lets you sequence the work: house now, workshop next year, or the reverse if the workshop is the one letting water in.

Why does the lanai leak when the house roof is fine?
Because they are different roofs, often built years apart. A low-slope section drains slowly and depends on the junction where it meets the house to do what gravity does elsewhere, and on an added structure that junction is frequently the weak point.

Can you just coat my workshop roof?
If it drains properly and the terminations are sound, yes, and it will be much cheaper than replacing it. If it ponds, if the tie-in has failed, or if there is water in the build-up, no, because a coating seals the problem in.

Can a flat roof with no fall be fixed?
Usually, by building fall into it with tapered insulation or a cricket that moves water toward an outlet. It costs more than laying a covering flat and it is the difference between a roof that drains and one that merely holds out for a while.
On an addition that has been ponding for years it is generally the right money.
Do the outbuildings need permits too?
Roof work on them is permitted like anything else, through the county's ePZB portal since this is unincorporated county, and a registered contractor can self-issue standard permit types there. It is quick.
