On a simple low-slope roof, drainage is most of the answer, and it shows the morning after a downpour. Water either runs to a drain or scupper or it stands, and after a summer storm here it can stand for days.
Standing water finds a seam eventually. Where there is no fall to work with, we build it with tapered insulation or a cricket rather than rolling a new membrane over a puddle, whether the roof covers a lanai off Jupiter Farms Road or a workshop in Ranch Colony.

The membrane carries the manufacturer's warranty, our installation carries a lifetime workmanship warranty, and both are written into the proposal, priced separately from any work on the main roof.

Repair it when the damage is local and the rest of the build-up is dry: a split seam, a failed flashing at the wall, a blocked drain. Replace it when water has got into the insulation across a wide area, when the roof ponds because it has no fall, or when repairs keep chasing new leaks.

A dry roof with a local failure gets a targeted repair; a sound, draining roof with an aged surface may take a coating; a wet or ponding roof needs a new membrane with proper slope. Sealant spread across the surface without that diagnosis rarely lasts a season in this climate.
