A roof inspection in Gulf Stream is mostly an inspection of things that are not the roof covering. The town is tile, tile outlives what is fastened around it, and on the barrier side salt reaches the valley metal, the wall and chimney flashings, the collars and the drip edge long before it reaches a single tile.
So a roofer here starts at the perimeter of the whole roof and works inward, reads every valley and every flashing, lifts tile at several chosen points to see the underlayment and the fastening beneath it, tests any low-slope outlet, and reads the deck wherever it can be seen. You get the photographs and a written report with anything that needs doing named and priced, and with the grade of the metal we would put back stated, because that grade is what decides the service life of the roof on this ground.

The valleys, the flashings and the collars
These are the parts that end a tile roof, and they are the parts a walk-past does not see. A valley metal that has thinned, a wall flashing that has lost its seal, a collar around a vent that has corroded through: any one of those will put water into the house while every tile on the roof is sound.
We photograph each of them individually so the report is a set of specific findings rather than an opinion about the roof as a whole.
Under the tile, in a few chosen places
You cannot judge an older tile roof from its tile. We lift tile at points chosen for what they will tell us, at a valley, near a penetration, on the most exposed slope, and photograph the underlayment and the fastening underneath.
Tile goes back as it was. Those few openings are usually the difference between knowing the roof has years left and finding out the hard way that it did not.
What the report contains
Photographs of the perimeter and of every valley, flashing, collar and cap; the points we opened and what was under them; the state of any low-slope section and its outlets; the deck where it could be read. Then a plain list: what needs doing now, what to watch, what it costs.
Where metal has to be replaced the grade is named. Nothing in it is rounded up and nothing in it is a sales page.
Before the season, and after any real blow
- Hurricane season runs June through November, so spring is the time to have the valleys and the perimeter read on this coast, before anything is asked of them. The second time is after any serious weather, and the point then is not the piece that visibly went, which you can see from the ground, but the runs of metal beside it that have been thinned.

Is the roof inspection really free in Gulf Stream?

What do you actually look at on a Gulf Stream tile roof?
The perimeter and the metal holding it down, every valley, every wall and chimney flashing, the collars and the caps, several lifted points to read the underlayment and fastening, any low-slope section and its outlets, and the ridge. Each elevation is assessed on its own, because on the barrier side they are rarely in the same condition.
How often should a roof here be inspected?
Once a year on this coast, in the spring, and again after any serious blow. Salt works continuously on the metal that holds a tile roof together, so the condition of a roof here changes faster than the calendar suggests.
Between those, a look after any interior stain, however small it looks.
Can you inspect while the house is closed for the season?
Yes. We arrange access with whoever the owner nominates, inspect between stays and send the photographs and the written report remotely, so a problem is found and priced before a visit rather than on the first morning of one.
Work can then be scheduled for a stretch when the house is empty.
What should I ask another roofer inspecting my Gulf Stream roof?
Two things. Show me photographs of every valley and flashing, and tell me what grade of metal you would put back.
On a barrier-side tile roof those two answers separate a considered assessment from a walk around the garden, and a price that matches an inland one has usually assumed inland metal.
