    A roof inspection in Manalapan is not one inspection. On a property that runs from the Atlantic to the Intracoastal there is no sheltered elevation, and the beach side and the west side are usually in different condition, so each aspect is assessed and photographed on its own.

    Each aspect gets its own assessment

    Advice about checking the water-facing elevation does not narrow anything down when a property has water on two sides. So every slope is treated as an exposed slope and each one is photographed and reported separately.

    The beach side takes sand as well as salt and wears differently from the west side, and that difference is often what tells you whether you are looking at a repair, a partial or a replacement. One age for the whole roof hides exactly the thing you need to know.

    The perimeter first

    Wind gets under a covering at a rake, an eave or a ridge before it gets under anything in the middle of a slope, and here that metal has had salt and sand working on it for years. So the inspection starts at the perimeter of the whole roof and works inward.

    A thinned run of edge metal beside a small gap is the finding that matters most, because it is what the next storm takes, and it is the one an inspection that starts at the ceiling stain never sees.

    What the report actually contains

    Photographs of every aspect and every edge, the points where we opened the covering and what was under it, the condition of the valleys, collars, flashings and caps, the state of any low-slope section and its outlets, and the deck where it could be read. Then a plain list: what needs doing now, what to watch, what it costs.

    Where metal has to be replaced the grade is named. Nothing in it is a sales page and nothing in it is rounded up.

    Before summer, and after weather

    1. Hurricane season runs June through November, so spring is the time to have the perimeter and the ridge looked at on this coast, before anything is asked of them. The other time is after any serious blow, and then the point is not to find the missing piece, which you can usually see from the ground, but to find the runs of edge metal beside it that have been thinned.

    Is the roof inspection really free?

    Yes, and it is free whether or not there is work in it. A roofer walks every aspect, photographs the perimeter and the details, opens the covering at a few points, and gives you the images and a written report.

    If the answer is that the roof is fine for now, that is the report you get, with a note on what to watch and when to have it looked at again.

    Two questions. What exposure did the price assume, and what grade is the edge, valley and flashing metal.

    On a property with two water frontages those answers separate a considered quote from a rate applied to a square footage, and a price that matches an inland one has usually left the metal at an inland grade.
