A free inspection counts and lifts your tile, photographs the underlayment and valleys, and ends with a written price, for a clay barrel reset where it applies and for new tile, with the supply of your profile checked before any date is offered. On a typical 1979 house off Polo Drive or Gulfstream Road, we specify a self-adhered secondary water barrier over the deck and fasten the tile for the 170 mph wind band.

The manual matches tile to architecture. A Gulf Stream Bermuda house takes white cement tile; a Spanish-Mediterranean Revival house takes barrel tile in a colour blend.
We identify the style at the inspection and bring that reading to the pre-application meeting with the Town Manager, where any change of material or colour is raised before anything is ordered. Where a house has been altered over the years, we photograph each elevation so the town can see which style it reads as.
When the underlayment has failed under sound clay barrel tile, resetting it has an advantage in Gulf Stream it lacks elsewhere: the tile on the roof is tile the town already lives with. We lift it, stack it on the lot, renew the underlayment, flashings and fastening, and reset it, filling gaps with matched pieces.
White cement tile is priced as new tile over new underlayment. The waterproofing is entirely new.
If too many pieces are cracked, or the profile can no longer be matched, the roof goes to new tile and back to the manual and the supply question.
White cement tile in a particular profile is not an off-the-shelf order, and a roof that is approved but unsupplied is a roof left open to the weather. So the sequence runs: tile confirmed with the supplier, town review done, permit issued through Highland Beach's portal, tile delivered along A1A, and only then does the old covering come off.
That order is why we give a start date after the supply check rather than before it.
Houses here date to about 1979, so once the old covering is off, the deck is renailed where it needs it and we lay a self-adhered secondary water barrier before the underlayment and tile. The tile is fastened to the 170 mph schedule, and the valley metal, wall flashings and drip edge go back in a grade meant for salt from the ocean and the Intracoastal.
The warranty is split in writing: our lifetime workmanship warranty covers the installation, and the tile and underlayment carry their manufacturers' warranties.
For work in Gulf Stream, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
Gulf Stream has no building department of its own. Roofing permits are filed on the Highland Beach MyGovernmentOnline portal under the Gulf Stream jurisdiction, and the contractor signs the Gulf Stream Construction Handbook before starting.
Any exterior change begins with a pre-application meeting with the Town Manager. Work under 300 square feet is reviewed by staff; larger changes go to the Architectural Review and Planning Board, and the third level is the Town Commission. That sequence is settled before the permit is filed.

It is priced from your roof, not from a town average, because we have not yet re-roofed a Gulf Stream house and will not print a guess. The price moves with the roof area and pitch, a clay barrel reset versus new tile, the tile profile the Design Manual calls for, how much deck needs replacing, and the grade of metal at the valleys and walls.
After the free inspection you get a written price with each of those as its own line, so a large house off Gulfstream Road and a smaller one read on the same terms.
Across Palm Beach County a tile roof generally lasts 15 to 20 years before it needs replacing, and the tile itself often outlives that. Weight, fragility and hidden wear. Tile is heavy, so the framing carries a real load; it cracks under careless feet or a falling branch; and its waterproofing sits out of sight beneath it.
