Gulf Stream is the one town on this coast where the tile is decided before the roofer is. The Design Manual asks for tiled roof material true to the architectural style of the house, and it names them: white cement tile on the Gulf Stream Bermuda houses, barrel tile in colour blends on the Spanish-Mediterranean Revival ones.
So the first question on a Gulf Stream tile roof is not how much, it is what is allowed and whether it can be had. A profile and colour that the manual asks for and the market cannot supply will hold a job longer than any review.
The second question is the ordinary one on an older tile roof: the tile is often sound and the underlayment beneath it is not, and where enough unbroken tile can go back the roof can be lifted, re-underlaid and relaid in the same tile the manual already approves. Match the tile to the style, then to the market
The manual is specific about material and colour by architectural style, so the specification is settled before anything is priced. Then comes the part people miss: availability.
White cement tile in a particular profile is not something you order on a Tuesday for a Thursday, and a roof that is approved but unsupplied is a roof sitting open. We check what can actually be delivered, and in what timeframe, before we give you a start date rather than after.
Lift and relay keeps the approved tile
- On a tile roof whose underlayment has failed, relaying the existing tile has an advantage here that it does not have elsewhere: the tile on your roof is, by definition, tile the town has already lived with. Where enough of it is unbroken we lift it, replace the underlayment, the flashings and the fastening, and relay it with new pieces filling the gaps.
- The waterproofing is entirely new. Where too much is cracked or the profile cannot be matched, new tile means going back to the manual and to the supply question.
Two desks, one package
Gulf Stream has no building department of its own. The application is made on the City of Highland Beach's form and submitted through Highland Beach's online portal, and the Town of Gulf Stream reviews it there before the permit issues.
Two reviews is not a problem if the package is complete the first time and a real problem if it is not. We upload everything up front, including the product approvals for the tile, so it does not go back and forth between the two.
Under the tile, on the barrier side
The valley metal, the wall and chimney flashings, the drip edge and the fasteners all sit in salt air here, and they are what fails on a coastal tile roof long before the tile does. A roof that looks sound from the street can be finished at the valleys.
So we open the covering at several points to read what is underneath rather than judging the roof by its tile, and the quote names the grade of every piece of metal that is going back on.

What tile am I allowed to put on a Gulf Stream house?

Is a lift-and-relay as good as new tile?
The waterproofing is identical, because the underlayment, the flashings and the fastening are all replaced and that is what keeps water out. What you keep is the tile, which on a sound concrete or clay roof has years left.
It is the wrong choice when too much is cracked or the profile cannot be matched, because patched-in mismatched tile is exactly what a design manual exists to prevent.
