Gulf Stream · Roof leak repair
On a Gulf Stream roof the leak is usually older than the storm that revealed it. The covering here is mostly tile, and tile outlives nearly everything fastened around it, so what actually lets water in is the valley metal, a wall or chimney flashing, a corroded collar or a run of drip edge that salt has been working on for years.
None of that is visible from the street, which is why a house on Polo Drive can look immaculate and be finished at the valleys. So we do not go to the stain.
We read the perimeter of the whole roof, then the valleys, the collars, the flashings and the caps, then we lift tile at several chosen points to see the underlayment. You get the photographs, so what we tell you is something you can look at rather than something you have to take on faith.

Fixing a leak in Gulf Stream
Two kinds of salt on one roof
Gulf Stream is a sliver of barrier island with the Atlantic on one face and the Intracoastal seawall on the other, and the two faces of a roof age differently. The ocean slope takes spray and the rain a squall drives in sideways, so its drip edge and valley metal pit and thin first.
The seawall slope stays damp longer after weather and its flashings rot more quietly, often under a skin of green. We walk both faces on their own and photograph every run of metal on each, because on Polo Drive or Gulfstream Road the tile is almost never what let the water in.
Rain that arrives sideways
A leak that only shows in a blow is a wind-driven rain leak, and it is the common one here. When the wind stands the rain up, water is pushed under the head of a tile at the eave, up behind a wall flashing that gravity alone would never trouble, and into the hairline where a chimney counter-flashing has lifted.
A still afternoon will not reproduce it. So when the metal reads sound we run water on the exposed face, one section at a time, while someone stands under the ceiling inside, and we keep going until the path shows itself.

Gulf Stream does not run a building department. Under an interlocal agreement the Town of Highland Beach handles its roofing permits, so a leak repair here is filed on Highland Beach's MyGovernmentOnline portal, marked for the Gulf Stream jurisdiction, and the roofer signs the Gulf Stream Construction Handbook before starting.
The town itself still wants a word first: any exterior change opens with a pre-application meeting with the Town Manager. We handle the filing, we do not quote a review time because neither town publishes one, and the roof carries a temporary cover while it waits.

Roof leak repair questions in Gulf Stream
Does the ocean side or the seawall side leak first?
The ocean face usually, because it takes the spray and the sideways rain, and its drip edge and valley metal pit through sooner. But the seawall face is the one that surprises people.
It dries slowly after weather, the flashings there corrode without the tell-tale rust stain, and by the time a mark shows on a ceiling the metal has been gone a while. We read the two faces as two roofs, photograph both, and you see the difference in the pictures.
Why does my roof only leak when it is windy?
Because the water is being pushed uphill. Gravity alone never gets rain past a sound wall flashing or under the head of a tile, but a squall off the Atlantic will, and it finds the one hairline that a calm shower ignores.
That is why a roof can pass a dry inspection and still drip in a blow. When the metal reads sound we run water on the exposed face a section at a time with someone watching inside, until the path shows itself.
