On a Gulf Stream roof the leak is usually older than the storm that revealed it. The covering here is mostly tile, and tile outlives nearly everything fastened around it, so what actually lets water in is the valley metal, a wall or chimney flashing, a corroded collar or a run of drip edge that salt has been working on for years.
None of that is visible from the street, which is why a house on Polo Drive can look immaculate and be finished at the valleys. So we do not go to the stain.
We read the perimeter of the whole roof, then the valleys, the collars, the flashings and the caps, then we lift tile at several chosen points to see the underlayment. You get the photographs, so what we tell you is something you can look at rather than something you have to take on faith.

The valleys before the stain
Water travels. It runs down a batten or a rafter and comes through a ceiling somewhere unrelated to where it got in, so chasing the stain is how a roof gets patched three times and still leaks.
We photograph the perimeter first, then every valley, collar, flashing and cap, then lift tile at chosen points to read the underlayment. On a tile roof that sequence finds it nearly every time without taking the roof apart.
After weather, look at every edge
- After a real blow the temptation is to replace the piece that visibly went and stop. On this ground that is the expensive choice, because the metal beside the gap has usually been thinned by the same salt and the same wind, and it is what the next storm takes.
- A storm call here is a full perimeter examination on every elevation, and the quote separates what has failed from what is about to.
A repair on a Design Manual roof
Repairing tile in a town that specifies tile has one extra rule: what goes back has to match what is there. Where we can, we lift and reuse your own tile and keep salvage from the same roof for future repairs, because that is the stock that is guaranteed to match.
Where new pieces are needed we source to the profile and the colour rather than to whatever is on the shelf, and we tell you if that will take time.
What a repair costs, and when it stops being one
Most repairs we signed across Palm Beach County last year cost between about $1,500 and $4,800, with the middle around $1,800. A corroded collar, a run of drip edge, a cracked tile or a tired wall flashing sits at the low end.
A rebuilt valley or a section of new underlayment under lifted tile sits at the top. Past a quarter of the roof area repaired inside a year, the code generally calls for the whole roof to come up to current code, and we will tell you when you are close.
Can you find a leak in a tile roof without taking it apart?
Nearly always. We read the perimeter, then the valleys, collars, flashings and caps, then lift tile at a few chosen points rather than at random.
Tile lifts and goes back. The result is a photographed diagnosis with the repair named and priced, not a guess with a number attached.
The stain is at the back of the house. Is that where the leak is?
Usually not. Water runs along battens and rafters and comes through wherever it finds a gap, which can be a room or two from the entry point.
Starting at the stain is the single most common reason a roof gets repaired repeatedly and still leaks.
Will my repair tile match?

Repair or replace after a storm?
It depends how much of the roof has already been repaired and how the valleys and edge metal have fared. If the metal is thinned across several elevations, patching one gap buys you until the next blow.
