Lifetime Workmanship WarrantyWe replace shingle roofs in Gulf Stream where the town's Design Manual leaves room for them, which usually means houses built outside the Bermuda and Mediterranean styles, and outbuildings such as garages and guest houses. Before any price, a free inspection tells you whether shingle is a realistic request for your house, what the tear-off is likely to find, and what the town will want to see at the pre-application meeting with the Town Manager.
On the houses where it fits, which is more likely in Place au Soleil west of the Intracoastal, the roof goes back as architectural shingle over a secondary water barrier, fastened for the 170 mph wind band with salt-grade edge metal. The Design Manual asks for tile true to the style on the Gulf Stream Bermuda and Spanish-Mediterranean Revival houses it describes, so on those, shingle is not the answer the town looks for. Shingle is worth raising on a house built outside those styles, which is more common in Place au Soleil than in the Core District, and on garages, guest houses and other secondary roofs.
The manual covers the whole town, so the material and colour are confirmed with the Town Manager first, not assumed.
Every shingle roof we replace comes off to the deck. We do not lay a new layer over an old one, because the second layer hides the two things worth seeing on coastal ground: soft decking and corroded edge metal.
On a house of about 1979, expect some sheathing to need replacing, especially at the eaves and around vents. We photograph the bare deck, replace what has softened, renail the rest, then apply the self-adhered secondary water barrier we specify before a single shingle goes on.
Gulf Stream sits in the 170 mph wind band and the wind-borne debris region, so the nailing pattern, starter course, hip and ridge caps and the corner and perimeter zones are all set to that rating. We use a heavier architectural shingle, which keeps its granules longer in salt air.
The drip edge and rake trim go on in a grade chosen for salt and appear on the quote as their own line, because wind lifts a shingle roof at its edges before anywhere else.
A shingle roof carries two separate promises and we put both on paper. The installation is covered by our lifetime workmanship warranty.
The shingles and underlayment are covered by their manufacturer, and as a GAF Certified Contractor and Owens Corning Preferred roofer we install to the makers' requirements so that cover holds. The written scope names the shingle line, the underlayment and the metal grades, which is what either warranty is measured against later.
For work in Gulf Stream, confirm requirements with the building department responsible for the property and complete any required historic or HOA review before ordering materials or beginning work.
Gulf Stream has no building department of its own. Roofing permits are filed on the Highland Beach MyGovernmentOnline portal under the Gulf Stream jurisdiction, and the contractor signs the Gulf Stream Construction Handbook before starting.
Any exterior change begins with a pre-application meeting with the Town Manager. Work under 300 square feet is reviewed by staff; larger changes go to the Architectural Review and Planning Board, and the third level is the Town Commission. That sequence is settled before the permit is filed.

We price each Gulf Stream roof from its own measurements rather than quote a town average, since we have not re-roofed here yet. The figure depends on roof area and pitch, how much deck the tear-off shows needs replacing, the shingle line, the secondary water barrier, the edge and valley metal, and the permit through Highland Beach.

On a house outside those styles, which is more likely in Place au Soleil, or on a garage or guest house, shingle is a fair request. Either way it starts with the pre-application meeting with the Town Manager, and we tell you at the inspection which case your roof falls into.
Not necessarily. Florida's quarter-roof rule: when more than a quarter of a roof system or section is repaired, replaced or recovered in any 12-month period, the roof covering across that entire system or section must be replaced or recovered to meet current code requirements.
An exception applies if that system or section was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition: only the portion being repaired, replaced or recovered must meet applicable current code requirements. Our inspection helps determine which applies to your roof.
A few lifted shingles or a length of drip edge is well under that line. We measure the damaged area in square feet and tell you plainly whether a repair or a replacement is the sound choice.
We do not do it, in Place au Soleil or anywhere in Gulf Stream. A second layer adds weight, hides soft decking and corroded drip edge, and leaves no chance to put down the secondary water barrier we specify under a new covering.
Tearing off to the deck costs more at the start and gives you a roof built on something we have actually seen, with photographs of every stage.
Across Palm Beach County a shingle roof generally lasts 13 to 18 years, and a roof with salt air on it can run toward the shorter end of that, with the slopes facing the water wearing first. We photograph each slope separately at the inspection instead of giving the roof a single age, because in Gulf Stream the difference between elevations often decides whether you need a repair, a partial or a full replacement.
