Every roof Molsbee installs carries our Lifetime Workmanship Warranty. If our work ever fails, we fix it.
Since 1975 we have been putting tile, metal, shingle and flat roofs on houses and buildings across Palm Beach County, and the warranty has not changed in that time because it does not need to. Free roof inspections, price in writing before work starts.
What follows is what that warranty actually means, because a warranty nobody can explain is worth about as much as one nobody honours: what workmanship covers and what the manufacturer covers instead, how a claim works when you make one, why we are willing to offer it, and the two situations it does not cover. Plainly, and without the small print doing the work.

Workmanship is the half we control
There are two warranties on a new roof and they cover different failures. The manufacturer warrants the material: if the shingle, the tile or the panel is defective, that is theirs.
We warrant the work: the fastening, the underlayment, the flashings, the valleys, the terminations and everything else that depends on the person on the roof rather than the factory. Roofs almost never fail because the material was faulty.
They fail at details, and details are workmanship. That is the half of the roof we are staking our name on, and it is the half that decides whether your roof leaks.
The manufacturer half, and why ours holds both
Molsbee is certified by GAF as a Master Elite contractor and by Owens Corning as a Platinum Preferred contractor. Those are the two material warranties most Palm Beach County homeowners end up holding, and a manufacturer will only stand behind a system installed by somebody it has certified.
So on a Molsbee roof you finish with both halves covered: the manufacturer for the material, and us for the work, in writing, for as long as you own the roof.

How a claim actually works
- You ring 561-318-8624 and tell us what you are seeing. Somebody answers at any hour.
- We come and look, and we look at the whole roof rather than at the spot on your ceiling, because water travels a long way under a covering before it finds a way down. If the failure is our work, we fix it and there is no invoice.
- If it turns out to be something else, a manufacturer defect, storm damage, a satellite dish someone screwed through the covering, we tell you that plainly, show you the photograph and tell you what fixing it involves. Either way you get an answer and a picture rather than a shrug.
Why we can offer it
Because of how the work is done in the first place. Every job is permitted and inspected, so somebody besides us has looked at the deck, the fastening and the finished roof.
The people on your roof are ours rather than whoever was available that week. And a family business that has been in one county for fifty years cannot afford a roof it has to argue about, because in Palm Beach County the neighbour is the next customer.
The warranty is not generosity. It is the cheapest thing we buy.
What it does not cover
Two things, stated plainly. It does not cover storm damage: a roof that has done its job for years and then meets a hurricane has not failed on workmanship, and that is a different conversation with a different process.
And it does not cover another contractor's work, including a repair somebody else made to a roof we installed, because once another set of fasteners is in our roof we cannot stand behind what is underneath. Beyond those, if our work fails, we fix it.

Is the warranty in writing?
Yes. It goes in with the paperwork when the job is finished, alongside the permit and the inspection record, and the manufacturer's material warranty registration goes with it. If you have lost your copy, ring us and we will send another. We keep the record on our side too.
Does it transfer if I sell the house?
Ask us at the time and we will tell you exactly where you stand on your particular roof rather than give you a general answer here. It is a question worth raising before a sale rather than during one, and the manufacturer's material warranty has its own transfer rules that are separate from ours.
What counts as workmanship failing?
A flashing that was not formed right, a valley that was not built properly, fastening that did not hold in sound decking, a termination that was not sealed the way it should have been. In practice it is anything that went wrong because of how the roof was put on rather than what it was put on with, or what the weather did to it afterwards.
How fast do you come out on a warranty call?

We work Palm Beach County from Lake Worth Beach and we treat a warranty call the same as any other leak, which is to say we want to see it before it does damage inside the house.
