Since Don Molsbee started the company in 1975, we have been putting tile, metal, shingle and flat roofs on houses and buildings across Palm Beach County. Florida Certified Roofing Contractor CCC1327429.
This page explains what sits behind that warranty: the difference between our workmanship warranty and the manufacturers' product warranties, how the roof is built so the work holds, what paperwork you receive, and what to do when you think something is wrong. Workmanship is the half we control
There are two kinds of warranty on a new roof and they cover different things. The manufacturers' product warranties cover the materials.
Our Lifetime Workmanship Warranty covers our work: the fastening, the underlayment, the flashings, the valleys, the terminations and everything else that depends on the person on the roof rather than the factory. Leaks tend to start at details, and details are workmanship.
That is the half of the roof we put our name on.
The manufacturer half
Molsbee is a GAF Certified Contractor and an Owens Corning Preferred Contractor, and Carlisle-certified for TPO flat roofs. The materials we install come with the manufacturers' product warranties, and the paperwork for those goes to you with ours when the job is finished.
What each product warranty covers is set by the manufacturer, and we will show you the documents for the products in your written scope.
How the work is built to hold
The written scope names each layer before work starts: tear-off, deck repair and how it is priced, underlayment, the covering, flashings and metal, permit and clean-up. Any deck repair found once the roof is open is photographed and approved by you in writing first.
On clay barrel tile we can detach and reset: lift the tile, replace the underlayment beneath it, and reset the same tile. Our crews wear protective, safe footwear on tile roofs, and the site is swept for fasteners with a magnet.
Permitted and inspected
Every re-roof is permitted with the right office for your address. Many cities in the county, such as West Palm Beach, Boca Raton and Jupiter, run their own building departments; unincorporated addresses go through Palm Beach County.
The inspector checks the work at the stages the permit requires, and the passed inspection goes into your paperwork alongside the warranties.

We come and look, and we look at the whole roof rather than only the spot on your ceiling, because water can travel a long way under a covering before it shows. We photograph what we find and tell you plainly what caused it.

Is the warranty in writing?
Yes. It comes with the paperwork when the job is finished, alongside the permit, the inspection record and the manufacturers' product warranty documents. If your insurer asks, we can also provide a roof certification letter. If you lose your copy, call us and we will send another.
Does it transfer if I sell the house?
Ask us about your particular roof and we will tell you where you stand, rather than give a general answer here. It is a question worth raising before a sale rather than during one. The manufacturers' product warranties have their own rules, set by each manufacturer.
What counts as workmanship?
A flashing that was not formed right, a valley that was not built properly, fastening that did not hold, a termination that was not sealed the way it should have been. In practice it is how the roof was put on, rather than what it was put on with.
