A Molsbee roofer walks your roof, photographs what he finds, and puts the price in writing before any work starts. There is no cost for the inspection.

The reason we push this before the season rather than after it is simple. Once the wind has been through, everybody wants a roofer at once and the things that were going to fail have already failed.
A roof looked at in the spring gives you a choice: fix the one thing that is wrong now, or plan the replacement on your own timetable. A roof looked at in September gives you whatever the weather left you.
What a Molsbee roofer actually looks at
The perimeter first, because wind gets under a roof at a rake, an eave or a ridge before it gets under anything in the middle of a slope. Then every valley, every collar around a vent, every flashing at a wall or a chimney, and the ridge.
On a tile roof we look for cracked, slipped and loose tile and at the mortar or foam at the hips and ridges; our crews wear protective, safe footwear on tile. On shingle we read the granule loss elevation by elevation, because the slope that faces the weather usually wears first.
On metal we look at the trim, the clips and the fasteners rather than the panel. On a flat or low-slope section we look at where the water sits after rain, the seams and the drains.
You get the photographs, not a verdict
Everything above gets photographed while the roofer is up there, and the pictures come to you. That matters more than it sounds.
A photograph of a corroded valley or a run of lifted first course settles a question in a way that a description never does. The report names what we found, where it is, whether it needs doing now or can be watched, and what it would cost.
It also says what we could not see: the wood deck, and on a tile roof most of the underlayment, stay hidden until the roof is opened. If the honest answer is that the roof will do for a few more years, that is what the report says.
The price comes in writing, before anything starts
Nothing gets done on a handshake and a number over the phone. Where there is work to do, the scope arrives written out in lines: tear-off, deck repair and how it is priced, underlayment, the covering, flashing and metal with their grades named, permit and inspections, and the clean-up.
You can hold that against anyone else's quote line by line, which is the useful way to compare two roofing prices. If the deck turns out worse once the roof is open, you see the photographs and approve the extra in writing before it is done.
When the work is finished, we can provide a roof certification letter for your insurer if you ask for one.
Why we would rather look before the season
Two things go wrong on a Palm Beach County roof, and both are easier to put right in spring. Wind finds the edge that was already thin and takes the section next to it, so a run of tired drip edge that is a small repair in April can become a torn-open slope in September.
And water gets in through a detail that has been failing quietly for a year, wets the deck, and turns a repair into a deck replacement. Neither is dramatic on the day it starts, and after a storm everybody in the county is calling the same roofers at once.
What happens after the inspection
Nothing you have not asked for. You have the photographs and the written scope, and what you do with them is your decision.
When a roof does not need work yet, we say so and tell you roughly when to have it checked again. Where the work is real we explain what happens if it waits, because that is a fair thing to know, and then leave it with you.

Is the roof inspection really free?
Yes, and free whether it turns into work or not. There is no charge for the visit, no charge for the photographs and no charge for the written scope. Telling people when a roof does not need work yet is part of how the phone keeps ringing.
How long does an inspection take?
It depends on the roof: the size, the number of structures, and whether there is a low-slope section to check. The report comes to you after the visit rather than being written on a clipboard in your driveway, because the photographs need going through properly.
Do I have to be home?
It helps for the walk-through afterward, but it is not required. We can arrange access with whoever the owner names, inspect while the house is empty and send the photographs and the report. On a property that is only used part of the year, that is usually the sensible way to do it.
What if the roof turns out to be fine?
Then the report says so, tells you what to keep an eye on, and suggests when to have it checked again. That is a normal outcome and it is not a wasted visit for either of us. You know where you stand before the season, and we are the people you call when something does change.
